Satisfied Landlord again

I've used Open Rent several times and I find it fast and efficient. The add-ons are good value like gas / electric cert

I choose to use a different deposit scheme than the OR one which is an option

First time using openrent not…

First time using openrent not impressed,5 days ago asked for a viewing from landlord,no reply at all.Openrent chased up landlord twice still no reply house still on market!
Poor service,back to using letting agents at least you get face to face folk to talk to.

I have rented my flat with Open Rent…

I have rented my flat with OpenRent for the third time. I found it very easy and enjoyable and saving lots of money in the process. A high street estate agent wanted me to pay over £1600 for their services, and that’s every year while OpenRent charged me £69 plus £20 for credit check for every tenant if needed. With prices like these you can’t go wrong. Thanks OpenRent

Good company but they are recommending Landlord Action who lie about their services, give wrong advice and defraud vulnerable people

This is a complaint about Openrent recommending Landlord Action, they have a whole page recommending their services. Happy to take this review down if Openrent contact me to let me know they have stopped recommending them, lets down an otherwise good company

Review of Landlord Action, recommended strongly by Openrent, experience 15.5.24

Hi these guys are recommended by openrent so as advised I called for their free legal advice. I called on 14.5.24 and was told by the receptionist that I had just missed their advice line as the call was not picked up at 4.20. I have an urgent issue so the next day I called every 10 mins, spoke to a number of "receptionists" all of whom said the advice line team were busy, one admitted that no calls had gone through that day. When I asked them to look to see if they could see whether they were in the office they said they work remotely, when I pointed out that I had called many times with the same response and asked them to get a manager to call and let me know whether anyone was actually there or not, I got a generic email requesting up front payment of £180 for 30 mins with their lawyer just then. I paid the £180 and sent in my concerns, which were about an issue with a lodger refusing to leave, only to receive a completely template response demanding £2K and completely false legal advice which is completely incorrect for the lodger situation. I can't prove it but I do believe there was no lawyer there, or maybe a lawyer runs it and has put a few templates together and just pastes them out while relaxing while the money pours in from desperate people who don't deserve to be ripped off in their hour of need by crooks like this. Shame on you. I'll be letting Openrent know that this service is fraudulent as I think Openrent are a good company. Stay away!!!!

Trust pilot needs to stop giving 24…

Open Rent needs to stop giving 24 hour deadline to respond to confirming letting status. Once a status respond had been given this should be adequate. I have put my property on hold and given a status update...no acknowledgement..to receive another update request less than a week...further more advising a 24 hour deadline otherwise my listing will be removed...unacceptable..get resl and provide a service....convient rather than a reply they respond by saving they never received my communication..sad really step up..

We found a property through OpenRent…

We found a property through OpenRent and the landlord arrenged a viewing and we agreed to lease the flat.
So he asked for £900 deposit and sent us the agreement. We received and returned the signed agreement with our passport copies. He was pushing us to pay 6 months rents on the same day which it was bank holiday. Then he emailed us back and cancelled everything and we asked for our deposits and he never replied us.The property Called Albany Mansions, London SW11
They have adverted in Righmove too.
It so scary how people trying to take an advantage of situation. The landlord is very unreasonable and is a big scammer

Surefire way to generate interest

Simple and effective way of generating leads. Features like 'pause' allow taking a break to deal with enquiries. As an experienced landlord I prefer to handle the lease and referencing myself but did pay the fee to syndicate to Rightmove etc. when the first wave of enquiries didn't lead to an agreement.

Efficient and polite

In a world where you have to talk to uncaring and unknowing bots online, it was nice to be messaging real people who answered queries so quickly. This is a very well-organised and efficient organisation

A Disappointing and Wasted Experience

I'm really frustrated with my first experience using Openrent to list my flat. As a genuine landlord, I've only had 18 enquiries in 3 weeks, and 90% of them turned out to be rent-to-rent scammers. Out of those, only one real tenant showed up, and the other didn't bother. I even had a friend click on the ad on Rightmove and Zoopla, but couldn't get in touch with me that way. I paid £69 for nothing and wasted 3 weeks of my time. They won't even refund the money. Now, I have to use a high street agent, but at least they won't charge me if they can't rent the flat out.
Definitely the first and last time using Openrent.

OpenRent is set up for private tenants to enquire about properties. For this reason, we have systems in place to prevent enquiries from agents getting through and this is enabled by default. If any do reach you, it is possible to report these enquiries to us from the relevant message thread for our team to look into further.

Also, when using our booking system to arrange viewings, the tenant is notified of the booking details you enter, and also receives a reminder around 2 hours before the scheduled viewing time. They also have a facility to cancel the viewing, and we notify landlords immediately when this is used. We have found that these measures typically reduce the number of no-shows, and apologise if this was not the case here.

Gas safety certificate. Hopeless.

Unbelieveably bad. My tenant has waited at home two days in a row but the tradesman didn't turn up. The tenants have been very inconvenienced, having taken time off work. They are not happy with me, and now my certifcate is expired. The appointment was arranged three weeks ago. Awful experience.

Brilliant service always

Brilliant service always. The advert is easy to place online and is still there ready to edit when that tenant moves so you can easily increase the rental price and add more photos. My tenant gave me notice on Thursday evening I placed the advert on Friday afternoon and let it to the first of 4 who enquired on Saturday .
