Welcome to my lovely Cotswolds home! I recently refurbished it, keeping the original beams and stone walls and adding a cosy wood burner. Enjoy the patio, the lawn and the quiet! It can sleeps 5 or 6 adults plus 2 children in 4 bedrooms.

It's available from Januaray for short or long-term lets - I'm very flexible on duration/dates etc so just get in touch.  

With easy access to Oxford, Blenheim Palace, Soho Farmhouse, Daylesford and the rest of the Cotswolds, the house is a perfect base for families, friends and sightseers. 2 mins walk to 2 gastro pubs (the Bull + the Bell), the bus, cafes and Co-op. It's a 7-minute walk to  Charlbury train station and lots of people commute to London/Oxford Reading etc from here.

The house sleeps maximum 6/7  in 4 bedrooms - 2 x superking bedrooms (6' wide zip-and-link beds), 1 x small double bedroom (4'6" bed), and 1 tiny bunk bed room with a bunk bed (2 good standard size, singles at 3' wide).

More about the house

My house is a pretty, stone cottage (built around 1900). It's in a terraced row of similar stone cottages. It has three floors/levels.

The living space is perfect for entertaining a group or family. It's large and open plan (have a look at the floor plan), with a lovely cosy wood burning stove, large oak table with seating for 8 (actually, we've managed 10) and two large sofas.

From the house it's also more or less 5 minutes' walk to:
- the 3 local pubs, including the lovely Bull Inn (recently bought and refurbished by Pelican from Notting Hill, London), the Bell Inn (recently bought and refurbished by Lady Bamford (of Daylesford Organics fame), and the award-winning Rose and Crown pub (for ales etc - not for food)
- Charlbury train station (trains to Oxford and London in just over an hour, and Malvern, and in the other direction to Moreton-in-Marsh, Worcester etc)
- the bus stop, with buses to Oxford/Woodstock/Blenheim
- the lovely Charlbury Deli (cafe)
- Chloe's cafe (seasonal, local food, run by a local, Chloe)
- Amarelo Brazlian restaurant, which opened in Sept 2023
- the Co-op grocery store, which is open 7am-10pm, 7 days a week and has a post office
- a fantastic play park for kids, as part of the amazin community centre, which has a w public library (including children's section), cafe with tables inside, picnic tablse outside (where you can eat your own stuff), tennis courts, playing field, for football etc, large indoor sports hall where there is lots going on, and a small gym. 
- the pharmacy (drug store)
- the barber shop
- the beauty shop
- the picture framing store

By car, it's a 15-minute drive to Blenheim Palace, Witney, Soho Farmhouse/ Daylesford Farm/ Woodstock/ Blenheim Palace...

Upstairs you'll find 4 bedrooms:

- three double bedrooms. Two have superking beds, i.e. 6 ft (183cm) wide zip-and-link, and the third is a smallish double bed (4 ft 6") so that's very cosy for a couple or very comfy for single person.

-one bunk bed room, so that sleeps 2 children or light adults

- The bathroom has a large walk in shower, basin, WC and underfloor heating (porcelain floor).

- bathroom 2 is a WC on the ground floor.

Have a look at the floorplan but here is a more detailed summary of the house layout:

Ground floor:

- Living room: very large open plan living/eating area with 7 foot table, 8 foot old oak church pew and modern white chairs, wood burning stove, TV (with Freeview, Netflix etc).

- Kitchen: fully equipped adult kitchen with Range-style, 90cm-wide Stoves oven and induction hob, microwave, Quooker kitchen tap (which gives boiling water and tasty, filtered drinking water), cafetiere for making coffee, dishwasher, four-slice toaster, big fridge freezer, washing machine. There is a tumble dryer for towels etc in the little room outside.

- Private patio: with large table and 8 chairs, with steps a small, private lawn, with massive, new, oval Springfree trampoline (which you can use at your own risk, with no shoes) and jasmine... NB There are steps from the patio up to the garden (lawn) so small children under age 3 need to be supervised outside or you can just put a chair to block the staircase...

Middle (first) floor:

- Bedroom 2 - with super king zip and link bed, with extremely comfortable, firm, pocket sprung mattress, white cotton linen and fresh white towels. Wardrobe and chest of drawers. Pretty view onto the road and lane opposite. Blackout Roman blind for long lie-ins... Welcome to set up the travel cot here or in any of the bedrooms.

- Bedroom 4 – small double bed (4 ft 6 inches), cupboard with shelves, children's' books, lamp, night light. Looks out onto the garden. The window blind is pretty dark but not total blackout. There is no wardrobe in here.

- Bedroom 3 - bunk bed room

- Bathroom 1 – with brand new walk-in shower (rain head and also hand held shower head), basin and WC, underfloor heating under a porcelain tiled floor, on a timer.

Top floor (loft conversion) - this has a superking bedroom (I call it bedroom 1), with an ensuite bathroom with very large bath.
