Please also note it is a two-bedroom apartment so would not be suitable for a family with more than one child over 10 as this would be considered overcrowding in the UK.
Pets considered but limited to one cat or one dog due to a rule in the building beyond my control. Please note there is no cat flap and no possibility to add one as it's a communal staircase to get to the property.
Tenants may have a lodger, subject to the Landlord's approval, but this would be a private agreement between the tenant and their lodger and the tenant would still bear sole responsibility for the tenancy and the rent. Happy to discuss any other requirements.
Accessibility: please note there are stairs to the apartment and in the apartment.
Bills:
Tenants are responsible for all bills and contents insurance, if required.
SLDC council tax band B. EPC rated C. Super fast (probably now ultra fast) fibre-optic broadband is available (but not included in the rent).
Previous tenants have advised bills tend to be around:
- Gas & Electric: £80-140pcm depending on the season
- Water: £32 (you can't be on a meter here so a discount is automatically applied)
- Council tax: £180pcm
- Then consider if you need: broadband; TV license; Sky TV; insurance etc.
The rental price is £950 for the whole apartment and the deposit is £1096.15 (5 weeks' rent). Bills are not included.
It's available from 28th May 2023. Should you wish to take the property, a holding deposit of £219 (one week's rent) will be payable. If the tenant fails a right to rent check or hasn't taken the necessary steps to ensure they can meet the criteria and rent they will be required to pay for the reference.
I'm a reasonable landlord. I didn't charge fees even before they were banned, I'll fix things quickly and I won't charge you for general wear and tear.
