The cottage is purpose built oak framed construction living area with a small east/ south east facing patio in a secluded rural area on a private road. Google Street view does not have any images as a result. It was built around 12 years ago and so is well insulated and with large double glazed windows looking over the adjacent paddock. 

It benefits from electric heating throughout with a gas cooker, fridge freezer, washing machine and dishwasher all included. Broadband and water are supplied as part of the rental cost. The double bedrooms have beds supplied and a wardrobe in each. One is a large double with a smaller double next door.   

It is well decorated and cared for with solid oak flooring throughout.

You will have use of the tennis court within the overall property. As a hard surface court it can also be used for other games too. 

There is parking for two cars on the shared gravel drive, directly outside the property.  

The area

The property is located down a country lane but is only 2 miles from the local supermarkets, the Doctors surgery and a variety of other shops in Pulborough. Owning a car will be essential though.   

Trains run to London from both Billingshurst and Pulborough every 30 minutes during the day and Southampton or Bognor Regis in a southerly direction. It takes around 75 minutes to get into London Victoria or London Bridge stations. 

There are a number of footpaths and bridleways running from the house in all directions of the compass. With three stable yards within a mile the area is ideal for anyone with a horse. 

The South Downs is nearby and the coast is around 30 minutes by car.       

The cottage is set within the 2 ½ acre grounds of the landlords house and the driveway has a shared access. Both properties do not overlook one another. 

One room in the building is let as an Airbnb typically in the Summer. This has a separate entrance but a shared interior wall. All prior tenants have not found this to be an issue. Apart from the Landlord the nearest neighbours are 100 metres away on one side and 1/2 mile away on the other. As the Landlord is a neighbour the ability to get on with each other is really important.       

We also benefit from easy access to the following towns; Horsham, Worthing, Guildford, Chichester and Brighton, all of which are from 20 minutes to 50 minutes away by car.
