Harecroft is a beautiful link property comprising of the original cottage and then a link to the barn conversion type extension.  There is a wonderful warm cottage feel with a large dining room, light and very attractive to the eye with bespoke French lighting.  This leads to the outside hot tub outside on the patio area.  There is an ample patio and shingled area, with a small curved long wall wrapped around the house.  The views over the paddock can be enjoyed but are part of a private residential area area comprising barns that are in use by the landlord.  The paddock is cut in the Spring and summer by my groundsman.  The paddock can only be used for dog runs so long as they are kept an eye on.

The cottage also has its own small but separate kitchen area suitable for parents to move into, there is a steepish staircase so only for those who are mobile.  The cottage has low beams so not for very tall people.  Currently, the cottage is used as an Airbnb and has been since Airbnb first opened its doors 8 years ago, I am a Superhost. The cottage comprises a walk-in shower room and toilet and basin, all very modern and equipped with a power shower.  The sitting room has a beautiful Aga log burner and there are plenty of logs on site that can be used.  You will need to buy smokeless coal also for the fire.  There is a carbon monoxide detector in the sitting room.

The link to the conversion extension is vast.  It has a lovely large open-plan kitchen and seating area with panoramic windows that bring a beautiful light into the room.  The worktops are all oak handmade as are the staircase leading to the first floor.  On the first floor, you will find 2 double bedrooms, a lovely-sized bathroom with a shower attached to the free-standing bath, bidet, and toilet, and a beautiful stone wash basin and cupboards over.  The main bedroom comprises an en suite shower cubicle, toilet, and wash basin.  All the windows in the main residence have shutters over the windows.

There is a laundry room with a basin over cupboards and further worktops all hand made and room for stacking washing machine and tumble dryer.

Outside the front drive has ample parking, farm gates to the front of the property, and a fully equipped alarm for the whole house.  There are further very large gates that are constantly shut for the lodge where the lodge is occupied but it is totally private from the main residence.  They will share the main drive.

If the paddock needs to be used for equestrian purposes, it would only have room for one small pony/horse and you will require shelter or stabling, the paddock must be kept clean and fenced off away from the lodge but this can be discussed.  Further additional costs will be required.
