We are looking to rent immediately following successful referencing of tenant and guarantor
To be clear, no guarantor – no rental
Does your tenant profile fit the following criteria? This may seem daunting if you have never rented before but most are standard across the industry.
- Have good credit history
- Have a good payment record
- Have no current or pending CCJ’s.
- Have no IVA’s
- Have guarantors who own their own property (not rented) and who have agreed to being credit referenced or an equivalent acceptable system.
- To never have been evicted, or asked to leave by your last landlord / person managing your last address.
- Have no anti-social behaviours or bans.
- Be respectful for other people’s property
- Be in long term employment with no pending changes, or have a good employment history, or be employed in a professional position
- Provide work, landlord and personal referees where required to be used via a referencing agency by the landlord
The tenant checks below are standard industry requirements pre any tenancy agreement and our conditions:
- All tenants and guarantors must be able to pass :- references, credit checks to include financial, employment contract, terms of employment and confirmation of income.
- All adults living at the property will need to sign the joint tenancy and become a joint tenant.
- Where Central or local government legislation demands verification of your status, you must also comply. i.e Right to Rent this applies to bother UK and non UK persons, passport driving licence and link to government website where visas have been granted. This applies to all landlords and applicants.
- We are very animal friendly but sorry – Strictly no animals, reptiles, birds or pets may reside or visit the property, our future tenants may have allergies to such and despite how good pets are, they are not all the time and the cost of redress is excessive.
- Successful applicants will be required to:-
· pay a security deposit of five weeks rent
· a month’s rent in advance
· take out annual contents insurance policy, details will be provided upon successful application.
