What's inside?
This two double-bedroom, first floor maisonette is completely self contained (no communal areas). It is bright and sunny and was completely refurbished just a couple of years ago.
There is gas central heating, with all radiators individually controlled, plus an open gas fire. The kitchen houses an induction hob with fan oven, a 50/50 fridge-freezer (235 litres) and an integrated combined washing machine/tumble dryer. The bathroom has a bath with rain shower (that's two shower heads: one fixed overhead and one hand held).
There is masses of storage space: wall-to-wall fitted wardrobes in the master bedroom, a walk-in coat/shoe cupboard downstairs, an externally-accessed storage area for bikes, barbecues and garden equipment, and a huge, boarded loft space.
This is a perfect flat for a single person or a couple.
What's outside?
The maisonette has a private, secluded, south-facing garden (10m x 6m), which will shortly become a courtyard-style space with a new shed, for easy maintenance.
The windows on three sides of this property, look out onto beautiful green views. The property itself is at the end of a cul-de-sac, and down a hedge-lined footpath, giving it a very private and safe feel.
Where is it?
You'll find this maisonette in the quiet, leafy Hampstead Garden Suburb conservation area - a highly sought-after part of North London. There is unrestricted on-road parking, with no controlled parking zone. It is close to Hampstead Heath and Muswell Hill and about 10 minutes' walk from East Finchley tube station. There is also easy road access to the A1, the North Circular Road and the M1. The local shops are two minutes' walk away.
Who's the landlord?
I'm Helen and I lived happily here for ten years. I'd like it to become a similarly happy home for its new residents. I now live nearby for conducting viewings and dealing with any maintenance issues.
As a member of the National Residential Landlords Association (NRLA) since 2009, I believe in treating tenants well - exactly how I would like to be treated. I don't deal with agents, I only deal directly with tenants, as this builds trust, which I value highly in the landlord-tenant relationship. What's involved in applying for the tenancy?
You'll need to complete a tenancy application form and pay a holding deposit of 1 week's rent while the NRLA conducts referencing enquiries. They will then advise if I should accept you as a tenant. If all works out, I'll need another 4 weeks deposit to add to the holding deposit (that's 5 weeks deposit in total) plus one month's rent up front. And then the tenancy is yours!
