  • Is the free package really free?

    Yes! There’s no commitment to upgrade later if you don't wish to.

    If you do want to upgrade, it’s only £49 for three months on the property portals. OpenRent landlords find tenants online within 6 days on average! With no obligation to pay later, there’s really nothing to lose.

  • How long will it take to make my advert?

    It takes less than five minutes to set up your advert. We’ll automatically check for you if your advert will meet the guidelines for Rightmove and Zoopla. If your advert is up to speed, it will be live in 3-6 hours. It’s common to receive multiple viewing requests on the same day.

    We can help you optimise your advert, too. You can order professional photography and check rental prices in your area with our property valuation tool. We offer ongoing support to make sure you attract as many enquiries as possible.

  • How long will my advert remain online?

    We will advertise your property until let. That’s usually within 6 days (on average). We do have a fair usage policy, but it is incredibly rare indeed for a landlord to fail to find a suitable tenant with us.

    We offer our full support and advice as the UK’s largest letting agent to make your advert the best it can be, which usually results in a happy landlord and a great tenancy.

  • Can I upgrade at any time?

    Yes! You can upgrade from OpenRent-only listings to the Ultimate Advertising package at any point while your advert is online.

    Likewise, if you find the right tenants and you’d like to use our Rent Now service to reference them and create the tenancy (contract signing, deposits, etc.), then you can do that, too. It’s a very flexible system designed to give you the ultimate power and control over what you pay: control that the high street estate agents won’t let you have!

Tenant Referencing

Most landlords reference their tenants within the Rent Now process, once a holding deposit has been placed. However if you just want referencing, we offer the same industry leading service and price on a standalone basis.

Simply order the reference and we'll keep you updated by email. The landlord will need to pay for each reference up front (see who pays for referencing?).

Gas Safety Certificate (CP12)

If your rental property has a gas boiler or any gas appliances, an annual safety certificate is a legal requirement.

OpenRent has a network of Gas Safe registered engineers who can certify your gas appliances, and also offer optional boiler servicing to keep it in the best possible condition.

Energy Performance Certificate (EPC)

It is a legal requirement to obtain an EPC prior to letting your property. In Scotland, this must be obtained before advertising.

An OpenRent EPC lasts for 10 years - and comes at an incredibly low price.

Electrical Safety Certificate (EICR & PAT)

It is the landlord's responsibility to ensure all electrical fittings, wiring and supplied appliances are in safe and working order.

OpenRent can help certify appliances (PAT Testing) as well as the Fixed Wiring (EICR).

RGI covers you for any unpaid rent or legal expenses you might incur with this tenancy for just £214 (inc. IPT) a year. You also get access to a free legal helpline for the duration of your policy to help with any issues as they arise.

RGI is only available after successful OpenRent Referencing. Once your references are complete, you'll be offered RGI if the tenants have passed their references.

Building & Contents Insurance

Buildings insurance covers your property and its contents in case of theft or attempted theft, fire, explosion, lightning or earthquake, water leakage, storm or flood damage.

It will also cover loss of rent if the property becomes unfit to live in, as well as providing public liabilities cover.
