Two bedroom flat in the iconic Beresford Building on the preferred first floor with high ceilings and the more generous layout of the front flats. Free heating/hot water.
The flat has two very spacious bedrooms, with one bathroom and one ensuite shower room, a fully equipped kitchen and a large lounge and dining area in the Beresford signature window bay. The main bedroom has extensive drawers and wardrobes, and an ensuite shower room/WC. The second bedroom has a double bed, a built-in wardrobe, and two sets of bedside drawers. The kitchen features a dishwasher, washer dryer, Siemens oven and induction hob. The flat is double glazed throughout and has a D EPC rating. The building has a central heating system with underfloor heating, so no need to worry about heating bills! (heating is included in the building management charge which we pay) The flat is in Council tax band D. Hyperoptic high speed broadband is available at the property. Pets may be allowed - do ask!
Available to move in from early April, limited viewings between April 1 and 16. Property is offered furnished, but happy to store furniture if you'd prefer to bring some of your own. Owner-managed - no letting agents to deal with! Deposit 2 months, potentially less subject to references. We may also offer the flat with utilities included (and potentially cleaning services) for shorter-term renters - please contact us if that would be useful.
A note on noise - we are on Sauciehall Street, and Friday and Saturday nights in particular are busy - breakups tend to happen along the side of the building by the smaller bedroom, and arguments are mostly at the front by the ensuite bedroom. The double glazing keeps a lot of noise out, and we're recently added some heavy acoustic-lined curtains, but it's still probably not a location for light sleepers.
If you're enquiring, email is preferred, and do please let us know something about yourself when you make contact - we usually try to keep it to 5-6 viewings rather than taking the time of dozens of people, so short enquiries tend to get short answers.
