I am looking for a flatmate to join me in living in this very comfortable 2 bedroom flat in a well-located area of North London. The flat is on the ground-floor and the living room opens up into a back garden which gets all day sun and will be amazing in spring/summer. It is in a quiet residential area, not far from the Haringey Warehouse district.

The flat is comfortable, with an open plan kitchen and living room, with a dishwasher. The bedrooms have high ceilings. and the room for rent gets sun in the mornings until about midday. The room is currently furnished but the furniture can be removed as needed.

The flat is well-located 5 mins walk from Finsbury Park and 5-10 mins walk from the Manor House tube station and Green Lanes, with all the great Turkish food. 5 mins from Haringey overground station, and about 15 mins walk to Stamford Hill Overground station. Not far from the Parkland walk, which is on the other side of Finsbury Park, and is a lovely relaxing walk up to Highgate and around to Hampstead Heath if you're feeling energetic. I am a 40 year-old male from New Zealand, I have been living in this flat for about a year and am looking for a new flatmate as my old one is moving overseas. I work from home 4 days a week and am doing a part-time MA on the side. I like cooking, watching films, climbing, music and playing guitar. I would like to socialise with the new flatmate, but also I am happily independent and looking for someone responsible who likes a comfortable home.

The landlord has just done some work on the roof this week in the back so the photos of the garden are chaotic to say the least, but it is being cleared very soon, and will be lovely for spring and summer. :)

I'm looking for someone to sign on to the lease with me, which is what we have been doing with current flatmate, probably for a year (we could possibly negotiate a break-clause). So there would be a process to do the adequate checks (reference and proof of income) before moving in.
