1 Bed Flat, Bristol, BS5

We are moving out of our flat and looking for someone to replace us in the tenancy until August (and beyond- our landlord is open to negotiating a longer tenancy).
It is a modern 1 bedroom flat in a very central location, good access to the city center, Temple Meads station and local shops etc. There is a shared courtyard with bike storage. The landlady is very responsive and supportive- any issues we've had have been resolved quickly.

The landlady has set the following conditions for the next tenant(s):
- Student or working
- Maximum occupancy of two. The two would be need to be a couple
- Students can ether pay in advance or have a UK based guarantor
- Minimum gross combined annual income of £34,500

Start date on the tenancy is somewhat negotiable, ideally we would like someone mid-end of April
