Description

Presenting our gorgeous family home with so much storage with a quick move-in of April 22nd.

We have many more videos and pictures that aren’t compliant with the websites technical requirements - For some reason the only images accepted were our “lifestyle” pictures - we’re happy to share many more videos and photos on request

Our stunning dual-aspect corner flat with breathtaking views of the canal, park, Canary Wharf, and The Shard is offered at a reduced price for the right tenant who can move in quickly.

We bought this as a new build in 2019 and have been the only owners and occupiers.

About your new home:

Have you ever wondered where you can store your oversized suitcase, laundry, and endless kitchen items? Wonder no more! We recently renovated it to make it our dream forever flat —adding loads of custom storage, stylish upgrades, and practical features to maximize space style and comfort.

This includes:

-A laundry closet with large bonus space to store other items

-A giant American style pantry

-secret storage spaces

-a shoe closet

-a broom cupboard

-extra kitchen storage (perfect for lovers of cooking)

-patio storage nook (big enough to add in your own outside storage for whatever your passion requires)

And none of this storage infringes on the spacious feeling of the home. There is actually a few more storage and room splitting opportunities that we haven’t mentioned as they are customisable by you

Optional configurations: Do you need two separate working spaces in addition to a double sized bed in each room? We’ve got you covered! The largest bedroom is large enough to spaciously fit two large desks in multiple configurations (we weathered the pandemic very well) in addition to a double bed, large wardrobe, and dresser drawers- or if you need separate working spaces with one NOT being in your main bedroom then the livingroom is large enough to (with a divider to separate the spaces) fit a large desk into a corner office. If you look at the photos of the livingroom you can see that there are 2 metres of space BEHIND the couch. At the time of the photo we were using it as a dining room however have since reconfigured the room again. You can see how even without the 2 metres photographed behind the couch, the room still feels spacious.

What makes this place special?

-Hyper-optic high speed internet connections at competitive rates

-A Large private COVERED balcony (1.65m x 5.13m) – perfect for hosting, relaxing, or creating your own urban garden. Before we had kids I had fit an entire vegetable garden (6 tomato plants, 2 peppers, 16 climbing peas, squash, courgettes, strawberries, and 6 varieties of flowers - each with their own pot) on the balcony. After having kids we have room for a large couch and 2 metres of space on either side

-Two double bedrooms that DO NOT share a wall (very private) and each with a private en-suite bathroom and floor to ceiling windows to soak in the views. One overlooks the canal and the other overlooks the park - which has a very large tree that blooms into a gorgeous green view in the summertime

-Two large bathrooms with showers and ample space for storage

-three separate locked and covered bicycle storage areas, all protected by multiple locks

-A very secure development- There are no less than three fob only doors pass through to access your front door.

-Lovely communal gated gardens plus two children’s play areas

-Spacious open-plan kitchen & living area (5.49m x 5.33m) with floor-to-ceiling windows flooding the space with natural light. Multiple configurations work due to the size of the space

-Quiet: The flat is well insulated from sound via sound proofing in the floors and ceilings. Due to being a corner flat, walls, ceilings, and floors are only shared with 4 other flats. We know them all personally and 3 out of 4 of them are quiet and friendly owner occupiers. The 4th is rented but the owner has prioritised wonderful people who were also quite lovely neighbours who we have also been friends with. There have only been two occupants since build in 2019 and both only moved to buy a larger home.

-An amazing cafe restaurant and community space on our doorstep - E5 Roasthouse is an award winning bakery with the best coffee in London (I am a former barista and coffee snob). They do full service meals, and the larger building is part of Poplar Union - which is a community charity with two large venue spaces (rentable for your own events) that have cheap events on every day and night of the week. Yoga, Zumba, craft nights, local art shows, open mic comedy nights, salsa dance classes, and so much more! If you have kids they have a children’s class on during most weekdays.

- Landlords with a strong moral compass that care about the property and are renting due to emotional attachment NOT profiteering.

Outstanding Features:

We’ve spent so much time and money perfecting this space, bonuses include:

• A full custom-built kitchen pantry – a rare find in a London flat, giving you loads of extra food storage.

• A dedicated oversized luggage cupboard – no more stuffing suitcases in eye-sore areas!

• Additional fitted storage throughout – so you’ll never run out of space.

-Laundry Closet housing a stacking washer and drier and MORE storage

• Stylish but neutral décor – fresh paint, updated fittings, and stylish touches throughout to make this a home that you can customise to your taste.

-Granite Kitchen counters (no worry about heat damage

-Hard floors everywhere except for the bedrooms

Additional Features

• Fourth-floor location (with lift access) – great views, quiet living & lower energy bills. In the winters we rarely needed to turn on the heating - this is purely speculation but we believe this is because our downstairs neighbours heat rises!

• Local hotspots – Canary Wharf is 15 minutes away with lots of delicious restaurants and activities for adults and children alike - Bartlett Park is right outside with a large open green space for adults, a dog park, a brand new play area, and the E5 and Poplar Union which I’ve already raved about

• Lots of transport links giving you easy access to Canary Wharf, Central, Stratford & beyond

- Our favourite trainlines are the Elizabeth and Jubilee in CW, but Mile End station has The District, Hammersmith, and Central lines as well.

– The 309, 277, D6, 15, and 115 buses,

- Langdon Park, Devon’s Road, All Saints & Westferry DLR, and Mile End Canary Wharf stations

-Bedroom 1: 3.61m x 3.02m

• Bedroom 2: 2.79m x 4.37m (with Jack & Jill en-suite: 2.16m x 1.42m)

• Main bathroom: 1.78m x 2.51m – sleek and modern.

• Huge hallway (2.59m x 2.59m) with built-in storage – including a dedicated laundry cupboard currently housing a stacking washer & dryer.

If it’s so perfect what’s the catch? Why are you moving in such a rush after renovating?

We are conflicted to be moving! This flat was our first family home, full of special memories and perfectly situated to balance the city life - and we have a strong emotional attachment to it. But we long for a bigger space and a return to our country roots. We are in a rush because I’m pregnant with our second child and we want to be very well established and settled into our new city before the baby comes.

In your initial inquiry please disclose any adverse credit, how long you’ve lived at your previous address, if your landlord for the last five years will provide references, the combined income of all tenants, source of income (full time employment, self employed, etcetera), and if you will consent to our background checks at the offer stage

-Please note that our legal third party vetting company is very thorough and will verify answers before exchange. We want to rent to honest and trustworthy tenants, so we would be grateful if you could be thoughtful of our need for a quick move in date. Please don’t leave any surprises for the vetting company to disclose to us.
