Description
Your rent is inclusive of all bills except council tax. So you're paying for the room, house access, gas, electricity, water and broadband. The internet is sufficient enough for my needs, depending on your usage, we can discuss upgrading the package if it's necessary. The phone signal around here is pretty poor, I am with Talkmobile and get on fine with this service provider: However, people who visit on other networks tend to find that they have limited phone signal. Able to show you where to find local shops/walks/services if you are unfamiliar with the area.

About Me:
Responsible for paying the rent to the Landlord on time regardless of having a Lodger and in ensuring the property is kept clean, in good condition and secure. In charge of paying all bills, DD's already setup.

Neurodivergent and what this means for you:
I take great care and pride in looking after my belongings so do not appreciate when someone takes without first asking. You can expect that I treat your items, privacy and personal space with the same level of consideration. I want to continue feeling comfortable in my home without having to change to please someone else. This does not mean I am unreasonable, more that there are specific things that I need you to be consistent with in order for this to work such as cleaning up after yourself, paying rent in advance and for you to understand that I have my own difficulties to manage surrounding matters like organisation, eating regularly and the need for time to myself. I am friendly and can be sociable, it is more that I know what will not work for me and so want to make sure that we are a suitable match for living together. Someone who didn't need much of my time and attention would be ideal so that we can do our own things without having to accommodate the other person.
Pets:
Large young boisterous dog. Unspayed female (breeding forbidden). I am unsure if she would be capable of living with another dog as she has displayed resource aggression over her food and dog toys at home. I don't need a dog walker & don't want you to take her out of the house without my permission. She is my sole responsibility, no risk taking or allowing strangers to become too familiar with her. She cannot be off the lead under any circumstances or left outside a shop. When she was younger she did live with a cat but I don't know how she would be now. My budgie has just passed away so I still have all his belongings in the house 😞.
The pup is extremely intelligent and amazingly strong so it is vital that you are multiple steps ahead of her as you have no chance of catching or stopping her from putting herself or other people/drivers at risk by being wreckless. With this in mind, you must be vigilant when entering or exiting the property to ensure that she does not escape - the same applies for deliveries or leaving through the back to take out the bins. I avoid letting people of all ages just approach her because she jumps up.
You need to be confident around dogs and set boundaries with her. For instance, if you don't want to give her your attention when she demands it, let her know that this is on your terms, she is a quick learner just very sociable.
She currently has full roam of the house. Therefore, if you don't want her to go in your bedroom or to follow you into the bathroom, you simply need to make sure you close the door so that she cannot gain access.
You are welcome to practice obedient training with her and play with her but I am happy meeting all of her needs without your input. Please do not feed her as I have specific food and healthy diet routine in place already. No sneaky treats on the side or scraps without asking me first.
The property:
You can use the car park on the other side of the street or park nearby: I park mine directly outside the front door to the house for ease of getting the dog in and out the car. I can show you where to get the bus if you need public transport.
There is a small secure yard at the back as well as a shed which could be locked. I am contemplating putting all my budgie's belongings in there to give me a bit of space in my bedroom. It currently has my old bicycle in there to stop it rusting.
Downstairs:
Small porch which is useful for allowing you to enter/leave without the dog intervening providing you close the inner door. I tend to leave the back gate locked to prevent people accessing the back and keeping it secure for the dog.
Large front living room with space for another couch/table/bookshelf should you want a designated spot or need a bit more room. You can work from home and I can be respectfully quiet so that you do not have to hide away in your bedroom. You will notice that I avoid leaving valuables on display to reduce the likelihood of people seeing the property as an easy target. At some point I will get around to moving all my budgie's cage etc in the shed so that will also create more space in the front room. Hoping to take some up to date pictures of the living area when I get time to sorting this for your reference.
The kitchen is fairly small but pretty practical. Feel free to use any of the appliances/cooking utensils and we can rearrange the cupboards/fridge/freezer to store your belongings etc.
Upstairs:
Our bedrooms and the shared bathroom are upstairs. The bathroom is between both bedrooms. It has a sink, toilet, shower and bath in one with a window and extractor fan.
Your bedroom is fairly small, so this would not be suitable for a person with lots of stuff. There is a single bed in the room with space to store belongings underneath. The drawers and side table can be removed and put in my room as it is considerably larger. I would prefer that you bring your own sheets/duvet covers but the bed, pillows and duvet are available and fairly new.
Your room contains the boiler so if there was ever an issue with the heating, I would ask you can I enter to check the boiler pressure. Other than that, I have no interest in going into your private space or looking through your stuff. There are no locks on the bedroom/bathroom doors so as long as the door is closed, myself and the dog will not enter. Potential storage space in the loft, I have not ventured up there. Also got a wheelbase clothes rail you can borrow if that's better than the drawers for your clothing.
My bedroom is large and contains years of belongings. There is an attic space in my room that you can use to store additional things if needed but I haven't used the space myself so not sure what it is like.
