Description
I am a professional working in Barnstaple who purchased and moved into my first property in August 2022. For the past year I have rented the top attic bedroom to a professional from NDDH before they moved away due to career commitments. This was a great contract which worked seamlessly, and I am now looking to rent the room again after doing some further refurbishments. I will be looking for an individual who;
- Works as a professional
- Is clean and tidy
- Respects one another's privacy
- Respects the contents, structure and refurbishments of the house
- Can afford the rent without defaulting on payments
The house is a 3 bedroom town house situated in the centre of Barnstaple, just a minutes walk into the town centre and a convenient walk to many work establishments including NDDH, or within a 3 minute walk to the bus station. Since moving in I have gradually completed the renovations room by room. I have no set plans to do more, however, this may change and refurbishments might be carried out during your stay, but it will not affect the room being rented, or the access to it.
Your room is a large double with en-suite and separate walk in cupboard. With it being the only room on the second floor it offers great privacy. The room was freshly painted when I moved in, with the curtains and carpet also being professionally cleaned. The en-suite was brand new as of July 2022 and contains a shower, toilet, sink and towel rail. The room offers plenty of storage including a large walk in cupboard with a hanging rail, chest of drawers, bedside table, box wall shelves and a desk. There is an aerial point in the room should the occupant wish to bring their own TV, however, there is no TV license registered to the property so this would need to be paid and arranged by the occupant themselves.

*Please note that none of the above can be removed from the room as there is no other storage within the house.
Access:
The occupant will have access to the kitchen, dining room and outside courtyard. There will be no access to the small lounge or other bedrooms. Please note, the main bathroom will be accessible for use of the tumble dryer but not for use of the other facilities.
Extra Information:
- Smoke and pet free home
- There is no allocated parking space, however, a zone C parking permit is available to purchase from the Council. This will be the occupants responsibility to arrange this should they want it
- All utility bills are included in the monthly rent
- No guests
- No bikes (due to limited storage)
I am happy to be flexible on a move in date, however, the earliest will be end of Jan 2024/beginning of Feb due to my work commitments.
The photos are from last year and do not show the desk, chest of drawers or shelves. Once my current renovations are complete and the room is empty again, I will take some up to date photos.
