There are two climate control units (air-conditioners with heat pumps) in the apartment which can keep you at the ideal temperature in Winter and Summer. There is also an overhead heating system for the second bedroom, bathroom and the hallway. For most of the year you will not need any additional heating or cooling as the large double glazed windows help keep the flat warm in Winter and a through sea-breeze is nearly always present to keep the rooms cool in Summer.

• Smoking is not permitted in the apartment but you may smoke outdoors on the roof terraces.

• Please note that due to the roof terrace and number of stairs the landlord doesn’t consider this property to be suitable for young children or toddlers. The roof terrace is enclosed by railings but with furniture on the terrace etc young toddlers may climb.

Area

The North Laine is the cultural centre of Brighton. Ideally located for the Brighton Dome, Theatre Royal and Komedia with super restaurants, independent shops and coffee houses all nearby.

Parking

There is no allocated parking but the flat is in Residents Zone Z. There is an NCP carpark just nearby in Church Street. Brighton mainline station is a seven minute walk away.

Fire safety

The block of flats is fully managed and there are regular fire regulation inspections. All flats are fitted with smoke and heat detectors. A fire extinguisher, fire blanket and a torch are provided and included in the rental costs. There is no gas supply to the property.
