Room in a Shared House, Queens Gardens, BN1
Overview
Bedrooms: 2 | Bathrooms: 1 |
Max Tenants: 1 | Location: Brighton |
Description
Rent: £850 (includes utilities, council tax, internet and Netflix)
Are you the type of person who likes to move light? A furnished spare room is available in a newly renovated 2-storey house in the heart of The North Laine. It's a stone's throw away from hundreds of trendy shops and cafes, The Duke of Komedia cinema and Komedia comedy club, music venues, grocery stores (Sainsbury’s Local and Tesco Express with an ALDI’s nearby) and great restaurants and pubs. The house is fully carpeted and detailed to the highest standard.
I currently live in the property so it’s fully furnished already. I was planning on using the spare room as a home office (I work remotely) but wasn’t utilising it as much as I thought I would. You have free reign to the property so don’t feel like you need to hibernate in the spare room if you don’t want to.
The property is in a very convenient location:
It’s literally in the North Laine. You step out the door and you are in it
5-minute walk to Brighton Station
4-minute walk to Sainsury’s Local and Tesco Express
15-minute walk to the beach
3-minute walk to Duke of Komedia
9-minute walk to Churchill Square Shopping Centre and Brighton’s High Street
So what is included?
Rent (obviously)
Fibre Internet. (150Mbps but can be upgraded if needed)
Council Tax
Utilities (Gas, electricity, water)
Netflix
Xbox GamePass
Plex media server that has thousands of movies and TV shows
So the spare room is 10x10 feet and completely furnished. It’s on the 1st floor. It includes:
Vintage chest of drawers
Large wardrobe with drawers
Computer desk and chair
Self-inflating double-sized air mattress. It's really comfortable. It can be removed if you are planning on moving in with your bed frame and mattress.
Shelving units
Huge double-glazed windows that get plenty of light and keep the sound out
Fully carpeted
Easy access to the bathroom
The fully kitted and supplied kitchen includes:
Full-sized fridge
Washing machine and dryer
Dishwasher and dryer
Airfryer
Microwave
Gas hob & oven
Kettle
Toaster
Plenty of storage
Cookware (pots, pans, wok, etc.)
Tableware and drinkware
You can help yourself to any of these. Just make sure to clean up afterwards. I sometimes make more food than I can eat, so I’m happy to share.
The spacious lounge includes:
55" HDTV
Leather sofa
Vintage coffee table
Game consoles
Library of console games & board games
Community "library". Assortment of books and graphic novels
Kitchen table if you prefer to eat downstairs
The very spacious bathroom includes:
Plenty of light
Full-sized bathtub with shower overhead
Plenty of storage racks
Heated towel rack when heating is on
Towels can be provided if needed. I don't mind sharing as long as they are washed and dried when they become dirty.
Garden
The decent-sized garden is nothing to write home about at the moment but a foldable table and chairs can be utilised if there is company over. I’m planning on adding a deck and potted plants when Springtime comes to give it some character but it’s mostly used to get some fresh air into the house.
House Rules
Use what you want just clean up after yourself when you are done.
No pets (landlord’s orders. I love pets)
No smoking in the house but it’s fine in the garden
No parties or drug abuse
Company is fine as long as it’s a few chill people
About Me
I’m a digital marketer and SEO who works remotely. I have a small home office next to the lounge but I don’t have back-to-back meetings at the moment so it shouldn’t be an issue (I hope). I enjoy everything geek, write music, enjoy films/cinema, tidy (as much as I can be) and very easy to approach. I don’t mind sharing what I have and am quite friendly to a fault.
Who I’m Looking For
I’m primarily looking for a fun responsible professional or student who is looking for convenience and enjoys being in the heart of Brighton. If you work in London this is the perfect place for you. A good sense of humour and friendliness is always welcome. If you are into digital marketing we’ll get along just fine but it’s not a requirement. :)
Next Steps
I have the landlord’s approval to rent it out and you’ll have to go through a reference check and sign a 12-month tenancy agreement. Since I’m vetting potential housemates for the landlord I would like to meet you first at a local cafe. I want to make sure we “get each other” and are on similar brainwaves. If you are still interested I’ll show you the property and we can take it from there. If the property doesn’t work for you I won’t be offended. I promise. :)
