This is a two-storey separate Annexe adjacent to a detached house in Sturry. The Annexe comprises a large bedroom, a living area, a kitchen and a bathroom. The Annexe has its own off-street driveway with parking for one vehicle, and a lockable gate.

The Annexe is being let as a *single occupancy* and is completely separate from the main property. It is not suitable for more than one person. The only communal area is a utility room which includes a washer/dryer which is used by multiple parties on a booking basis.

Strictly no smoking, no vaping and no e-cigarettes either in the property or any adjacent areas.

The Annexe is furnished as follows: Bedroom - a double bed and plentiful storage space, Kitchen - induction hob, fridge/freezer, saucepans, kettle, microwave and toaster. The Living Space is furnished with a sofa only at present but additional furnishings can be added to the tenant's requirements. The bathroom is a wet room with shower only.

Heating is provided by electric radiators and there is an air-conditioning unit in the bedroom. Hot water is provided by an electric boiler.

The rent is inclusive of all bills (electricity, water, broadband) but not Council Tax (Band A).

References will be sought and a guarantor is required.

The property is a few minutes' walk from Sturry Station (hourly service to Canterbury and Ramsgate) and is close to bus stops with frequent services to Canterbury, Herne Bay, Whitstable and Margate.
