TENANCY
1. To secure the room, a holding fee (equivalent to one week's rent) is payable to OpenRent which is deducted from the first month's rent.
2. Referencing (3-5 days) and tenancy creation (signing online) via OpenRent. Minimum 6-month AST defaulting to a periodic (monthly-rolling) contract thereafter.

Q. What happens if a tenant fails referencing?
Landlords can still choose to accept tenants even if they fail referencing - the final decision is with them. A common approach is to add a guarantor or collect additional rent in advance to give the landlord more security. Obviously in some cases a landlord will decide that the tenants aren’t suitable - if tenants are rejected, their holding deposit will be automatically and immediately refunded, and the landlord’s property will be immediately re-advertised.
3. Payment of deposit (equivalent to a month's rent) and the first month's rent (minus the holding fee) to OpenRent. The deposit is registered in a government-backed scheme ('MyDepsosits').
As an alternative, the 'no-deposit' option *(info below) is available to select via OpenRent (payable to 'Reposit') which is a non-refundable fee equivalent to a week's rent. This is separate from the holding fee.
*Whilst it is an option, previous tenants have tended to choose the standard deposit (equivalent to a full month's rent) since it is then refunded in full at the end of the tenancy provided the room is left in good condition.
4. Checkin inventory provided before handing over the keys.
