I am vacating my double bedroom in a shared flat of five girls. My tenancy ends on Monday, 13th January 2025, and I have paid rent until this date. While my belongings will be moved out earlier, the room’s availability for rent and occupation will depend on a letting agency inspection after I leave. If needed, I am happy to vacate sooner and request an earlier inspection to accommodate potential tenants, as I won't be staying at the flat, only visiting to collect my belongings, so I'm flexible of when you would like to move in. I may need to arrange for carpet cleaning, unsure as the carpets are being replaced at some point, so I may not need to, but if I do and you would like to move in prior to this, I'm happy to work around it. I have already handed in my notice for the room, and finding a new tenant is my responsibility, so finding a new tenant is quite urgent.

About the Flatmates:

The flat is home to four friendly, sociable undergraduate students at the University of Edinburgh, aged between 20 and 23. They study English Literature, Fine Art, Physics, and Archaeology and are in their 2nd, 3rd and 4th years. Three of the flatmates have lived together since the start and are close friends, while the newest flatmate recently joined a few months ago. Everyone values a balance between socialising and quiet study time.

The Property:

This beautiful first-floor flat is in Newington, close to Cameron Toll and well-connected by regular transport links.

It is in excellent condition and includes:
