As such, the rent is higher than typical room rentals, reflecting that you will have near-exclusive use of a fully furnished, large, modern house. When I do come back to stay, I will inform you in advance. Please note that I will have my well-behaved, five-year-old Hungarian Vizsla dog, Otis, with me during these visits, so you will need to be comfortable with this.
The house was renovated just over a year ago and comes fully furnished, including high-quality kitchen equipment and utensils. Highlights include a large smart TV, a premium king-sized bed, a leather sofa, a smart thermostat, a washing machine and tumble dryer, a sit-stand desk for homeworking, a spacious bathroom with a freestanding bathtub and shower, an American-style fridge-freezer with a built-in ice machine, a dishwasher, and a sunny garden with furniture. As the house has been carefully renovated, I would ask you to look after it and keep it in good condition.
The smaller second bedroom will remain mine, storing some of my belongings. However, if you have short-term visitors and I am not planning to stay, they would be welcome to use it, leaving the room clean and tidy.
The rent of £1,300 also includes council tax (band B), ultra-fast fibre broadband, electricity, gas, and water usage. If you have a car, you can apply for an on-street parking permit and visitor permits at a cost of £30 per year.
I will be available to show you my house and also for you to meet the current tenant between 15–20 December. If you need to view it at another time, I can arrange this with the current tenant, and we can have a FaceTime call. However, I would prefer to meet you in person if possible. The tenancy can start from 1 January 2025.
