A self-contained very bright and airy ground floor studio annexe presented in good condition.  The entrance is via a porch which is shared with the landlord who lives in the attached house.

The bright, open plan living and bedroom space has a wood laminate floor, and incorporates a kitchenette with a washer/dryer, a worktop cooker comprising oven and dual hob, under counter fridge freezer, and 8 kitchen cupboards. There is an ensuite with a double sized shower and heated towel rail.  The windows are double glazed and there is gas central heating.  

There is an outside area with decking, potted plants and a bench.

Please note the photos encompass more recent and older ones.  In the more recent ones which are from the last tenancy, all the furniture depicted is very similar to that belonging to the current tenant.  The current tenant is wanting to sell any furniture to the future tenant that they may be interested in.  This will be an arrangement between the future and current tenant - separate from the landlord.  Any furniture not sold on will be removed before the start of the tenancy.  The old photos show the annexe unfurnished: However, note that there is now the addition of more kitchen cupboards, a fridge freezer, cooker, and towel bale holder in the ensuite.  Also, some of the cupboard doors, the work surface and bathroom tiles have been coated with a grey, patterned or soft pink wipe clean covering to match in better; this can be removed to reveal the original wood or grey colours if the new tenant wishes. 

The studio/annexe is situated on a quiet and leafy residential road, just a 5 minute walk from the popular village of Forest Row.  It's also a 5 minute walk to Michael Hall Waldorf Steiner School, a 10 minute walk to Ashdown Forest, a 15 minute walk to Tablehurst Biodynamic Farm and a 5 minute drive to Plaw Hatch Biodynamic Farm.  The popular walking and cycling route - Forest Way, that links Forest Row to the trail heads at East Grinstead (in the east) and Groombridge (in the west) is a 10 minute walk.

Forest Row has direct bus links to East Grinstead (which has the nearest mainline station), Tunbridge Wells, Lewes, Brighton, Crawley and other destinations.

Small, well behaved and quiet pets may be considered.

It is absolutely essential that the tenant is a non smoker and non vaper.  There is no smoking/vaping allowed anywhere on the property inside or outside.  The landlord who will be living in close proximity has chronic lung and respiratory conditions which are triggered by man made toxins including smoke and synthetic fragrances.  Hence, the tenant should also not use any body products, cleaning or laundry products, air 'fresheners' (plug in or otherwise), diffusers, or burn candles or incense that contain toxins including man made 'fragrances'.  For burning, only pure beeswax candles are tolerable.  I understand this may be quite a 'change' for some people, hence hope that most applicants will already be living this sort of toxin free lifestyle - as is common for many people who choose to live in this area.  

There is a hard wired heat alarm in the living space; and a gas safety check and boiler service (for the boiler in the adjacent house that services the annexe heating) is completed annually.

There is a hard wired internet connection available which will be free for moderate use.  If the use is found to be excessive and interferes with the shared use next door, then this may be revised at a later date.  

The annexe is fully managed by a very responsible, conscientious and fair landlord, who is a member of the National Residential Landlords Association (NRLA).  She likes to maintain a positive professional relationship with her tenant/s and good communication is vital.  The landlord personally carries out all minor maintenance tasks that may be required where possible.  She completely respects that this is the tenant's home and that they have uninterrupted enjoyment of it.  Any prospective tenant should be like-minded and happy with this straightforward setup.

Credit and Reference checks will be carried out by the NRLA.  The landlord will pay the fees for these.
A deposit of £900 will be payable and will be registered to and protected by the Tenancy Deposit Scheme (TDS). The landlord will pay the fee for this. 
The landlord will do all the legal documentation, the inventory and check in/check out for free.  
There will be no fees payable.  As per government legislation, the landlord is unable to attain reimbursement for any of these above fees.
The cost of utilities: gas, electric and water are included in the monthly rent and will be paid by the landlord.  If the use is found to be excessive for that of 1 person, this may be revised at a later date.  The landlord will pay the Buildings Insurance costs, however you should take Contents Insurance cover out for your own furniture and personal possessions.
The Council Tax is not included in the monthly rent and will be payable by the tenant.  The Rating is Band A £1761.25pa and there may be a 25% single person occupier discount available from the Council.
