Description
- Read CAREFULLY *right to the BOTTOM* of this advert on a large screen *BEFORE* phoning or messaging me so you do not waste your money and our time !!!
Your home will be right in the heart of Glasgow city centre and buses X1, N2, 2, 3, 4, 4A, 15, 17, 18, X77, X78 and 77 (to the Airport and the Braehead Shopping Centre) stop in St Vincent Street and Bath Street, just metres away from your front door.
You will share all of this large and warm flat with graduates who are often away abroad for long periods and have EXCLUSIVE use of only ONE of the three furnished bedrooms with a double bed.
The weekly total of less than £89.01p has been set very low for the city centre so we can be rather choosy.
Weekly total is payable by bankers standing orders weekly in advance - NOT monthly in arrears (the "£385.71 per month" figure is an OpenRent artifact that I do not have the power to change) !
We do not really want anyone who is insolvent and can not afford to pay the performance surety of £1000 before they get the keys to their new home - nor someone just looking for a short term rental of less than 8 months or so.
( Similarly, the "Deposit £10.00" is an OpenRent artifact that, again, I do not have the power to change or correct! )
Let me spell that out for those dumbed down by social media who only skim written material and do not read carefully and conscientiously - this is a very cheap room bang in the centre of Glasgow that will turn out to be a very expensive proposition for skofflaws, malefactors and rule breakers who can not stick to and observe agreements they make !)
The maximum stay would probably be about 13 years (ie the actuarially probable lifespan of the non-smoking, teetotal attorney before he was diagnosed with cancer).
The small double bedroom that is available immediately for a licence fee of £69.23 per week measures about 14ft x 11ft with 11ft high ceiling and has fitted carpet; a desk and chair; one large shelving unit; one large, mirrored, fitted wardrobe. Its radiator has "Tado" internet controllable thermostatic valve. The large, tilt-turn window is double glazed to keep out the noise of nearby Sauchiehall Street.
It is not en-suite but the small, shared bathroom (with gold-plated heated towel rail, plenty of mirrored storage, bath, shower over bath, WC and wash hand basin) is just opposite.
Obviously you will have to pay your fair share of the utilities bill too each quarter - in years past that has averaged £8 to £14 per week (averaged out over the course of a year) for each person. (For those new to non-tropical regions like Scotland, winters are typically more expensive in heating than what is laughingly called a "Glasgow summer")
(Clearly how much gas and electricity you use is within your personal control since it is really a lifestyle thing.
If you take 3 long showers each day and a bath, like to heat your room to tropical levels while wandering round in your shirtsleeves with the windows open for fresh air in the depths of a Scottish winter and run take-away food and battery-charging businesses, your bills will be much larger than if you are a more typical Scot.)
That said, all of the windows in this large flat are double glazed *tilt and turn* windows, each radiator has thermostatic valves, there is a programmable heating timer and the gas combi-boiler for the central heating (GCH) is a modern, condensing type.
This flat has polished, maple wood flooring in the bathroom, reception hallway, kitchen and largest bedroom. There is no lift so you can probably cancel your gym subscription!
The large (16ft x 13ft), dining kitchen has a big American-style fridge/freezer with ice maker, 12kg load LG thinq Internet controlled washing machine large enough to wash a duvet, double fan oven cooker with ceramic hob, 12 litre air fryer, table and 4 dining chairs, pantry, all utensils and plenty of storage, etc. There is a traditional, pulley-lifted, drying frame hanging from the 12-ft high ceiling.
The very large (19ft x 14ft) lounge has a marble fireplace, dirty fitted carpet and a 49 inch, Samsung smart 4K Ultra HD TV with HDR and 3 leather sofas and desk.
The reception hallway (12ft x 15ft) has a bed-settee and two coffee tables and provides access to the kitchen, lounge, bedrooms, bathroom and a coat/shoes/tool cupboard.
There is one (unreserved - so you will have to fight for it) vehicle parking space sometimes available on sloping ground to the rear of the crumbling tenement.
If you have a valid and current Certificate of Student Status (to escape paying Council Tax), a vehicle, are a competent handyman or excel at DiY, this will boost you up the shortlist..
It is essential you understand and write English adequately and are able to communicate promptly and efficiently by email. You should demonstrate your English comprehension and ability to understand and follow simple instructions given in English with your very first contact.
Let us spell out what that means in practice:
No FULL name = NO REPLY
No FULL address = NO REPLY
No working phone number = probably NO REPLY
Ask any variation of *still available?* = DEFINITELY NO REPLY
If, AFTER you have CAREFULLY read ALL the details in this advert, you think this accommodation is just right for you, then E-MAIL us ALL your relevant details first, and only then voice PHONE (no text/SMS messages whatever, please) after 09h46 and before 22h34 to progress matters.
- biographical details such as your date and place of birth,
future plans and aspirations, etc, etc, would be nice, but the ABSOLUTE MINIMUM is
your FULL legal name as shown on your photographic government issued ID (not just a first name) and
a full postal address (anywhere on planet earth - NOT just a postcode) for the missives
plus ALL your contact phone numbers
- only then I will phone you to progress matters...
If you forget or do not want to tell me your contact phone numbers (overseas landline numbers are fine) in your very first mail, I will likely discard your response.
