This 4.5 bedroom detached house in the middle of Holt lies down a private track (a no-through road) so the situation is quiet despite its proximity to the centre of town. All amenities are within walking distance - Budgens 3 minutes, Holt Primary School 5 minutes, Gresham's Prep School 10 minutes and Gresham's Senior School 15 minutes. There is parking for two cars.
The house is bright, airy and modern. On the ground floor there is a delightful open plan L-shaped kitchen/dining room/sitting room with two sets of doors into the garden. The kitchen has a breakfast bar seating five, plenty of storage and space for a large family fridge ad range cooker, while the sitting area contains a wood burning stove. An additional snug or sitting room provides a dedicated TV room or a more adult area. Also on the ground floor are a study with two built-in desks and shelving; a wonderful fully glassed garden room opening into the garden; a utility area and a toilet. The first floor hosts the master bedroom with en-suite shower room and separate dressing room, two additional double bedrooms with storage space, and a family bathroom with shower over the bath. There is an additional double bedroom and bathroom on the second floor (which has some sloping ceilings), together with large landing providing an additional walk-through bedroom, playroom or chill space for teenagers.
The house fronts onto open land, and there is parking for two cars . At the back is a wonderful and totally private south facing garden, with paved areas, lawn and herbaceous borders. A thick hedge to the south boundary contains a private locked gate which opens into the car park in the middle of town. A large garden shed runs the length of the house, with doors to both front and back. Use of the garage will not be included in the rental of this property.
I'm looking for tenants who can provide evidence of earnings/annual income and how they propose to pay the rent, and can provide references and a guarantor. I'm afraid I won't consider tenants with a poor credit history. Ideally, I'd like a tenant who can pay the first six months of rent upfront.
