Property Description
Bedrooms
The two first floor large double loft rooms are accessed via two separate staircases (one spiral) and, although partly height restricted, the main bedroom is approx. 8.5m long, including a dressing area. The Landlord is in the process of installing a safety rail around the stairwell and this is not shown in the photo below. The third double bedroom is on the ground floor (carpeted).
Lounge (approx. 8m x 6m)
The large feature lounge with vaulted ceiling and exposed beams has a painted timber floor, feature & double glazed windows, church doors to the second family room, cast iron radiators and a stone feature fireplace with wood burning stove.
Carpets
Carpets are provided in the downstairs bedroom and second family room only. The other two bedrooms and lounge have solid timber floors. The Landlord would be agreeable to the tenant providing additional carpets if they so wished.
Second Family Room (6m x 6m)
This versatile family, office, dining or hobby space adjoins the lounge and provides access to the third double bedroom via a spiral staircase. The property is also accessed via the main door into this room (secondary access is through the conservatory and into the kitchen). The Landlord recognises that the garden is a lot to maintain and will offer the services of a gardener to undertake some of the larger jobs associated with a garden of this size (e.g. some hedge cutting). The tenant will, however, need to have an understanding of the maintenance needs of the garden and be happy to take these on.
A neighbour has a pedestrian right of way over a short section of the garden to access their field.
Off-road parking for 2 – 3 vehicles is provided to the rear of the property and is accessed via a turning space, shared with the two neighbouring properties.
Location
The village of North Hill sits just into Cornwall on the fringe of Bodmin Moor. Open access land on the Moor is easily reached on foot from the village and there are a multitude of walking routes from the front door. The North and South Cornish coasts are almost equidistant (only 14 miles to each). The nearby towns of Launceston (5 miles) and Liskeard (8 miles) offer most services. North Hill has a diverse demographic of residents and this keeps the village active on several levels. There is a busy village hall, play group, children’s play park and football fields. The pub hosts regular card, quiz and other events.
Income Opportunity/Cabin/Studio
Adjacent to the garden is some woodland also owned by the Landlord. In this woodland lies a rustic cabin that has been furnished and decorated as a boho/Bedouin retreat. It is a studio come holiday retreat that is accessed separately to the main house and will either form part of the residential letting or, more likely, via a separate licence, depending on the tenant’s planned use.
The cabin comprises a single bedroom with kitchen, separate shower room and wc. Heated by a wood burning stove and electric radiator in the shower room. Hot water is from an electric heater.
Parking for the Cabin is separate to the main house, adjacent to, but off, the Highway. A private footpath then takes guests along the edge of a field and into the woods where the Cabin can be found (approx. 140m from the parking). Outside this retreat is a wildlife pond, fruit trees and an acre of woodland with foot paths throughout.
Next to the Cabin is a timber storage shed that can be used to store wood etc. for the wood burning stove and equipment to service the cabin.

Transport
The nearest rail station is Liskeard (10 miles South) from where national rail services can be accessed.
The A30 is only 4 miles to the North. Newquay and Exeter airports are about 37 and 55 miles respectively.
Council Tax & Services
The tenant is to pay council tax, water, electric and all other outgoings associated with the property. The Landlord will organise and pay for servicing the boiler, Aga and wood burners in the house.
Services
Mains drainage, electricity and water. The house benefits from oil fired central heating & hot water and electric showers. The Aga is oil fired. The shower room/wc basin has only cold running water, with an electric heated shower. Water and electricity for the Cabin are provided via the house meters.
Energy Performance Certificate
An EPC is available for the house in accordance with the Energy Performance of Buildings Regulations. Since last surveyed significant energy efficiency improvements have been made (e.g. double glazing & partial floor insulation). An updated EPC or exemption will be provided in due course.
Rent
The main house and garden is available at a rent of £1,300 per calendar month (excluding the Cabin Licence), which is to be paid monthly in advance. The Cabin is available on a separate Licence with a Licence Fee of £500 per calendar month.
Deposit
A deposit equal to five weeks’ rent (£1,500) will be applicable and protected using an independent deposit protection scheme.
Insurance
The Landlord will insure the building and the tenant will be responsible for insuring their contents.
Pets
Prospective tenants may seek the Landlord’s permission for pets to be kept at the property.
