Access / Inspection
• We shall inspect the property at least once per year. Apart from that we are hoping that you will all enjoy
living in the house without any intervention from us.
• If we should need access to the house for any reason, we will give you notice unless it’s an emergency,
e.g. flood, gas escape, fire (see agreement).

Payments:
Deposit
A returnable deposit must be paid when the agreement is signed. This will be protected by the
Government’s Deposit Protection Scheme (custodial scheme).
Deposits are fixed at £1100 and will be returned at the end of your tenancy, subject to the condition of
the property, damage and rent arrears (see tenancy contract).

Rent Tariff

The Rent is payable on the 1 st of each month. Your first month’s rent will be apportioned depending on the date you move
in, e.g. if you move in on the 12 th of Nov, you will be charged your first month’s rent for 18 days and then your normal rent
will be due 1 st Dec. If you move in towards the end of the month, your first rental amount will cover the remaining days of
the month and the following month. E.g. You move in on 25 th April – the first rent will be for 6 days of April plus the whole
month of May and your next rent will be due on 1 st June.
Application fee
There are no application fees.
Insurance.
Remember you also need insurance for your personal belongings and in case you accidentally damage the house or its
contents. Our insurance does not cover your personal belongings.
Guarantor
If you are under 25, this is your first tenancy or have a poor credit rating, a guarantor (usually a parent) may need to sign
the tenancy agreement with you. They are responsible should you default on payment of rent or damage the property.
Schedule / Dates:
• Application forms and documents submitted ASAP
• All tenancy checks and credit checks will be performed (usually 2-3 working days)
• Tenancy agreements signed by tenants, landlord and guarantors.
• Move in as soon as you’re ready.
