Overview

The apartment is a spacious 2nd floor Georgian conversion, a few meters away from Kennington tube and is available to rent from mid March 2021 (to be agreed).


The Property

The property makes for the perfect home for one person or a couple. It has big sash windows throughout, making it airy and light all year round. The front room consists of a large kitchen and living area with large dining table and chairs (made locally from reclaimed wood) bookshelves, coffee table and L-shaped sofa (which folds out as a double sofabed for visiting guests). The kitchen has a fridge, freezer and washing machine and is well stocked with kitchen ware, crockery, glasses, pans etc. The flat was recently repainted and refurnished, so is looking fresh throughout.

The dining table provides an excellent workstation and that flat receives reliably quick wifi for home-working.

There is a double bedroom with mirror, drawers and wardrobe (the bed also has storage space underneath).

The bathroom was just installed in late 2019, so is finished to a high spec. It has a shower, loo and sink with shelves and drawers for storage.

It is possible for tenants to use the garage to store their bikes.

I have been living in and letting my property in Kennington since 2013. I've recently been awarded Superhost status on Airbnb, as a reflection of the importance I place on the wellbeing and needs of my guests and tenants.


The Area

The apartment is 40metres from the Northern line - both branches. There is also a bus stop directly in front of the flat too. Elephant & Castle train station is a 10minute walk away. It also has excellent transport links to Gatwick from London Bridge - which is about 7 mins away on the Northern Line. In addition, we are directly on one of the cycle superhighways into the City.

There is a Tesco metro, a "Payless" supermarket, a dry cleaner and a few pubs and restaurants directly in front of the apartment. There is a Tesco superstore about 10mins away. If you walk along Kennington Park Road towards Oval, there is a pharmacy, more supermarkets, coffee shops, a hairdresser, physiotherapist, art shop and all manner of other local amenities. There are some fantastic institutional pubs, restaurants and curry houses about a 5 minute walk away on Kennington Lane. We also have a Saturday morning farmers market about a 10 minute walk away at St Mark’s Kennington.

There is a Parkrun in Burgess Park (about a 5 minute jog away), plus there is a selection of gyms in a 10 minute radius of the flat including a Pure Gym in Oval and both a Gym Box and local authority swimming pool & gym complex in Elephant & Caste.

For any future lockdowns, tenants can take their daily walks in Kennington Park, Burgess Park, as well as walking up to Lambeth Bridge to take a walk along the Thames and the South Bank.


Term & Price

The flat is available any time from mid-March 2021 (dates to be agreed between us). 

The rent is £1400 per month, exclusive of bills.


Parking

We have a driveway directly in front of the property. Although we don’t have the right to use this on a day by day basis, for move in and move out days, we can arrange for tenants to use the driveway at these times.
