The Building
This peaceful one-bedroom apartment is part of Clift House, a RIBA award-winning block in the heart of Hoxton built in 2019. Situated seconds from the Regent’s Canal, Clift House occupies a corner plot on a quiet, tree-lined street. This apartment is situated on the fourth floor and enjoys a wonderful quality of light care of its East facing aspect. Winter mornings with the sun streaming through the living room is a real treat!
The Apartment
The living area is oriented towards full-height glazed doors, which open to provide access to the decked terrace. This creates a lovely light environment to work in. The adjustable standing desk is situation in the corner, to make the most of the light flooding in without impacting your view on the screen, or encroaching too much on the homely feel in the rest of the flat.
I run an online coaching business, so the internet is reliable and quick. You're welcome to use my screen and desk set-up, should you need recommendations for co-working or to use your own screen then just let me know. NB: I do not have a television.
The kitchen is built to a high-spec, with built-in Smeg appliances, including a fridge, induction hob and oven. You'll have a complete set-up, including cutlery, crockery, and quality appliances such as a Nutribullet, stove-top mokapot, and MagiMix food processor.
The apartment has one bedroom (King-sized bed) with a large built-in wardrobe, and under-bed storage. It's another room in the flat that is defined by a wonderful quality of light that floods in through two aspects. The bedroom has direct access to the terrace. The bathroom has a large built-in bath with shower, full wall mirror and heated towel rail.
An airing cupboard provides you with ample storage space. The second storage cupboard will be locked, as it's where I'll be leaving my belongings during this time.
Outdoor Space
The apartment has a covered decked terrace with room for a seating area and planters. The space has views towards the east, with sight of the canal nearby and reaching Canary Wharf in the distance. There is also a communal garden.
The Area
The location is amongst some of London's most popular neighbourhoods; Islington; De Beauvoir, London Fields, Hoxton and Shoreditch are all in within close proximity.
Within a few minutes walk is the newly built Britannia leisure centre complete with pool, sauna, steam room, gym, spin classes and much more. London Fields Lido and the popular West Reservoir open water swimming facility are both within easy reach.
Nearby you can find an exciting mix of restaurants, bars and galleries with leafy De Beauvoir with its infamous deli a few minutes walk away. I love Batch Baby for coffee, DeBeauvoir Arms for dinner, and Rosemary Branch (literally over the road) as the local spot for a Thursday night wine. There's also heaps of new wine bars popping up in the neighbourhood (if that's your thing) such as Hector's, Happiness Forgets, and Three Sheets.
Angel is a beautiful 20 minute walk west along the canal and Broadway Market a similar distance east with it's boutiques and cafes.
For green space, Shoreditch Park is a three-minute walk away, excellent for a lunchtime walk. Further afield, you have both Highbury Fields and Victoria Park - if you're a runner, these are two excellent spots for your 5-10km routes.
There are plenty of transport links within walking distance. Buses run from within a few hundred meters; Hoxton and Shoreditch High Street stations run London Overground services; Liverpool Street Station provides access to the Central, Hammersmith & City and Metropolitan lines, as well as nationwide National Rail services. Old Street Underground station is a 15-minute walk away, running Northern Line services across the City.
