Bathroom: The bath has an integral non-slip shower tray with thermostatic shower (no more moaning about who turned the cold tap on elsewhere in the flat!). There is a mirror-fronted cabinet above the basin with an integrated PIR activated LED make-up light (Google ‘Artis Seren’). There is also a large vanity cupboard under the basin. The toilet is a modern close-coupled unit.
Kitchen: The hob is induction with ‘Hob2Hood’ wireless connection to the extractor hood (extractor turns on and synchronises automatically with the hob). The modern high power Panasonic microwave also allows you to cook roast dinners, bake cakes, etc. There is a larder fridge (more space) and a small dedicated freezer unit. There is both a central pendant light and LED worktop strip lighting. Worktops are ‘solid surface’.
Living room lighting: The living room has both ceiling mounted track lighting and wall-mounted up-lighting. The track lighting allows you to reposition both the pendant light and the GU10 spotlights. The up-lighting runs round three sides of the room. Clever controllers allow you to adjust both brightness and colour temperature.
Heating: A modern gas-fired combination boiler (one quarter the price of electric) provides central heating and hot water. There is a digital (programmable) room thermostat.
Transport: The flat is eight minutes walk from Parsons Green and Fulham Broadway tube stations, which are on the district line. There are good bus connections to Sloane Square an Putney.
Food: There are lovely restaurants and delicatessens nearby on New Kings Road. There is good shopping at Fulham Broadway (half a mile away), where there is a Waitrose and a Sainsburys. An Aldi is due to follow soon! Bayley and Sage, just two minutes walk down the road, stocks over 130 different French cheeses.
Street markets: The North End Road street market is just over a mile away. The farmers market at New Kings Junior School just opposite Cristowe Road is due to open again soon.
