It is located a 3 minute walk from Clapham Common Tube Station. The area is very well connected with buses, tubes, the DLR and Clapham Junction Train station is a 12 minute drive away. From leaving the flar, it takes 15-20 minutes to be in Oxford Circus 

The High Street and streets around are bountiful in restaurants, cafes, bars and supermarkets (Sainsburys is only 2 minutes away).  with There is a brilliant Picture House cinema, a Sunday food stall market and numerous gyms close by, one with a swimming pool. The flat is just off Abbeville Road which boasts many independent shops such as a butchers, fishmongers, health shop, hairdressers, pubs and some excellent restaurants. There is also the Common, itself which has tennis courts, playing fields, many exercise groups to potentially join, three playgrounds, two ponds and a great place for summer time picnics. All of this is literally only a 5 minute walk away. (Including Clapham Common TUbe Station)
Brixton is only a 12 minute walk away down Acre Lane, with more eateries and places to enjoy the nightlife, as well as an extensive daily market for groceries.
There are several good and outstanding primary schools in walking distance. There is a good reliable surgery a 10 minute walk away that the landlord has been to throughout her life, and more options in the area as well. St George's hospital or Thomas's Hospital are within 20 minutes in the car.


Furniture Situation:

*The flat comes with: an old wooden table with a draw in the corridor as you come in, a built in coat rack, a decent sized and good quality wooden dining table which also pulls out to lengthen, along with wooden chairs to go around the table, a book shelf (not amazing quality, but does the job), an arm chair, a sofa.

Both bedrooms are double bed sized with fitted in large wardrobes with drawers. (They is plenty of space in them)

There is one shower/bathroom with a powerful shower that does not disappoint!

The kitchen/dining/living space is all open plan with a strong warm glow of sunlight coming from the windows; this is amplified by the french windows that lead onto a small balcony which has a bamboo screen for privacy. The kitchen comes with a washing machine and dishwasher, with ample cupboard space.

The corridor, which the rooms all lead off from, has a storage room with fitted in shelves.

It is a new build which means the insulation is really very good, allowing for significantly cheaper bills during the winter. (which in these times, will make a huge difference to the cost of living.)
