This spacious two-bedroom apartment occupies part of the third floor of a classic 1930s brick-built block of flats with high ceilings set in well-maintained and leafy communal gardens. It contains a large and a medium-sized bedroom, a large lounge with a west-facing balcony (direct sun in the afternoon), a large eat-in kitchen, large bathroom with a 180-cm bathtub, and a small storage room. The entire flat is circa 76 m². All rooms face trees and other blocks of the estate (rather than roads) and have lots of light. All windows (except in the bathroom) are old-style sash windows (single-glazed). The building has a lift. There are bike sheds for rent and (soon also) outdoor gym facilities. There is parking on the roadsides as well on the estate itself which one needs to apply for. The estate is tenant-managed, very friendly, peaceful and quiet, with a pleasant mix of people of all walks of life (council tenants, leaseholders, renters) and a management team on site.
The property is located on the northern edge of Islington North (you might recognize the name of the local MP), on top of a small hill, equidistant from Archway tube station (Northern Line Zone 2/3), Crouch End and Crouch Hill (Overground Zone 3). Finsbury Park (Victoria and Piccadilly lines Zone 2 and mainline trains) and Highgate (Northern Line Zone 3) are about a twenty-minute walk away respectively. The flat is a few minutes from the marvellous Parkland Walk (an elevated walking path following a former rail track) that leads on to a range of other green spaces: Queen’s Wood, Highbury Wood, Finsbury Park, Alexandra Palace and others; Park Road Lido (heated year round) and Hampstead Heath are a thirty-minute walk away respectively. Any conceivable shopping facility is in easy walking distance, while the British Library is thirty minutes by bus (in case you were wondering). Local bus routes include: 91 (Crouch End-Kings X-Euston-Trafalgar Sq), 210 (Finsbury Park-Brent Cross) and 41 (Archway-Crouch End-Turnpike Lane-Seven Sisters-Tottenham Hale). It takes about 15 minutes by bike to Stoke Newington, Kings X, Angel or Parliament Hill.
The flat is offered with washing machine, dishwasher, gas cooker, electric oven, fridge-freezer, and partly furnished: the bookcases in the lounge will stay (they are too big to be moved) as well as the big sliding-door Ikea wardrobe in the small bedroom. The Vaillant Ecotec gas boiler has recently been serviced. Fuel bills are moderate. Council Tax Band C. All rooms except kitchen and bathroom have oiled (i.e., unlacquered) oak wood flooring (needs only hoovering, no mopping with water, but unsuitable for wearing outdoor shoes).
