Other things to note
- Porters: The ground floor porters are friendly and helpful.
- Not allowed: No smoking, no pets no parties allowed.
- Landlord's Cupboard: There are more than ample built-in cupboards and wardrobes in the hallway and bedrooms. One hallway cupboard is retained and kept locked by the landlord, for tools, spare laundry etc.
- House Manual: with WiFi password, dustbin arrangements etc. will be supplied upon your booking
- Air Conditioning: There is no A/C but there are electric fans in the flat if it ever gets too hot in summer.
- Local Attractions: The flat is just a few minutes walk away from Kensington Palace, the Princess Diana Memorial Fountain, the magical Hyde Park Winter Wonderland (in winter months) and an easy walk across Hyde Park to, the Serpentine, The Royal Albert Hall, Victoria and Albert Museum, Science Museum and Natural History Museum.

Utilities:- Electricity: Tenant will be liable for water consumption and need to register with Octopus. (Currently approx £60 pcm)
- Water: Tenant will be liable for water consumption and need to register with Thames Water. (Currently approx £22 pcm)
- Council Tax: The tenant is liable for Council Tax and would need to register with Westminster City Council. (Currently approx £22 pcm)
- Broadband: Tenant is liable for supply of fibre broadband and would need to register with Hyperoptic (currently £25 pcm).
- BBC: If the tenant wanted access to BBC it would need to take out its own BBC licence.
- Home Manual: The Home Manual to be supplied would be integrated into the terms of the Tenancy agreement.
- Number of Tenants: While Tenancy Details below specify a maximum of 2 tenants, this would obviously allow, say, 2 parents and 2 children. Please discuss. If there are more than one adult tenants they would be jointly and severally liable under one Tenancy Agreement.
- Guarantor: There is no need for a guarantor.
- Termination: To terminate the tenancy agreement either Landlord or tenant would need to give at least 2 months notice of termination expiring on or after the expiry of the initial 12 month term.
- Central Heating: Free central heating supplied throughout the mansion block controlled by building managers the cost of which is born by the landlord.
