The location is excellent; 6 mins walk from Peckham Rye station for access to the Windrush Line as well as direct rail lines to London Bridge, Victoria, Blackfriars, St Pancras and Farringdon, so great for commuting. There are also nearby co-working options available such as Market Workspace on Rye Lane. The flat is just behind the Bussey Building with its Rooftop Cinema Club, Copeland Yard and close to Peckham Levels with Frank’s bar etc and a short walk from Peckham Rye Park.
Gas bills are low as heating and hot water is provided by a communal boiler which is more efficient than heating cold water from scratch, and provides 24 hour access to hot water and central heating. There is a smart meter in the flat so you only pay for what you use and meter readings are automatically sent to the energy provider which simplifies the billing process. The entire communal heating system was replaced in 2024 so everything is in perfect working order. Electricity bills are low due to a large solar farm on the roof. No letting agent’s fees. The building is nearing the end of a lengthy renovation project which includes external redecoration so there is currently scaffolding around the building but this does not pass in front of the winter garden. All of the interior photos were taken within the last few weeks, with the scaffolding in place; the exterior photos were taken earlier. To compensate for the proximity of the scaffolding, a £400 reduction in monthly rent will apply until the scaffold is taken down to the floor below or lower. This is due to happen in March 2025. Once the scaffolding has been lowered, the rent reduction will apply until the end of that current monthly rental period. The full rental rate of £2,200 pcm will apply from the subsequent month onwards.
