Available for occupancy from 1/2/25. Current tenant bought a home and will move out by 31/1/25.
Flat offered partly furnished. 
Note: Pictures taken before I moved out and tenant moved in. I took the blue fridge and sofa and left most of the remaining furniture. Blue fridge replaced with new Russell Hobbs black fridge. Main furniture not provided/included: sofa and bed mattress. New pictures to be uploaded (current tenant requested).

Process 
I (landlord) am overseas (Australia) from December 6 2024 to January 5 2025 (afternoon).  
If a tenant is offered the flat and accepts when I am overseas, the tenant is requested to provide a non-refundable deposit of £1,750 to secure/guarantee the flat. In return, it will not be advertised and a new lease will be signed on my return. The £1,750 will be converted into a 1 month deposit when the lease is signed.       

If a tenant is offered the flat and accepts when I am back in the UK, a new lease will be signed and the tenant will be requested to pay £1,750 rent and £1,750 deposit (1 month's rent).  Thereafter rent is payable on the 1st of each month.        

Lease is 12 months, renewed annually.
