Hello! We are moving abroad for 2-3 years and looking for someone, or a couple/family, to rent out our gorgeous and much loved 2 bed garden flat, 6 minutes’ walk from Tooting Broadway.
We are leaving the flat mostly furnished with all the essentials (most of which are new) to make it homely, but will remove all our
personal items, leaving plenty of space for you to make it yours! Details of what furniture will be left at the flat in each room for you is below.

The area
Our quiet corner of Tooting boasts some amazing independent restaurants and coffee shops, and the flat is opposite a school which means the roads are closed to traffic - it really is peaceful. You’re also only a short walk to the buzz of Tooting Market, an amazing indoor street food and cocktail venue (not dissimilar to Brixton village) and a short bus ride from the gorgeous green of Tooting Common, and Balham’s cool bar and brunch scene. Tooting really does remain London’s best kept secret – and is only 16 minutes to Stockwell and the Victoria line on the tube…!

The flat
The flat is ground floor, light, spacious, and we have lived here with our son very happily and comfortably – it is a good size, and has a garden which we have recently improved and planted in. The flat is private, quiet, and there is a good community spirit in this area of Tooting.

 One peaceful, large double bedroom with views out to the garden
- FURNITURE: Kingsize double bed and new mattress, antique oval mirror, large underbed storage drawers, chest
of drawers and bedside lamps, new cream floor length curtains, ceiling lampshade will all be
left at the property.

 One second single bedroom for single occupancy/child, or perfect also for a study to wfh/
closet/yoga space!
- This room will be completely vacated as it is our sons room. We would like to leave our
large wardrobe only in this space – but if you would like it removed we can arrange that.

 A cosy and bright living room, which has two gorgeous trees out the window (a rarity!)
Sunshine spills in all year round.
- FURNITURE: Extra large sofa which folds out to a double sofa bed; one super-size arm
chair, a second smaller arm chair, large bookcase; large antique mirror; 1 standing lamp, 1 cupboard, 1 smart TV,
ceiling lampshade, new cream floor length curtains will all be left at the property.

 A large, bright extended kitchen-diner, with direct access to our sunny garden.
- FURNITURE: 1 round extendable wooden kitchen table, 4 very cool kitchen chairs, book
case. Recently purchased fridge. Oven, washing machine will all be left at the property.

 A bathroom with toilet
The bathroom has a bath tub, standing shower, sink with cupboard, loo, and is small but
perfectly functional.

 Garden
Our garden is long and narrow, with new fencing on both sides. It gets a gorgeous amount of
sky, and sunshine all afternoon in the summer – it sis great suntrap! We have planted trees
and climbers and roses, so it will look very pretty next year! The garden has a table, two chairs, and a bench, which we would like to leave at the property. We want our tenants to care for the garden, and also, add to it!

 Storage
The flat has good storage – with two independent large built-in cupboards for homeware
(e.g. hoover etc). We would not object to additional storage being added to the flat such as
shelving in the bedrooms, and have a helpful handyman who can assist with things.
There is ample space for bike storage in the secure back passage leading to garden from the kitchen. There is also a govt bike storage space at the end of the rod which you can sign up for!

 Extras
Wifi included – Virgin media.
Smart TV – we will leave our smart TV for use.
Smart video doorbell - for your extra security with deliveries

Transport Links
Tube and train: This flat is a 7 minute walk to Tooting Broadway on the northern line, which will
whizz you up into central London in 20 minutes. The flat is also a 10 minute walk from Tooting
Station overground, which heads into central London – you can be on the South Bank (Blackfriars) in
20 minutes and it is lovely ride.
Bus: Buses are frequent and you can get pretty much anywhere. The 155 up to Balham and beyond
takes about 15 minutes.
