The owners, your landlord, had this flat as their home for 14 years and the furnishing of this flat has been a labour of love. It has been tenanted for the last six years to two households. There is a service charge but the landlord covers this except for heating and hot water which is billed to you in addition to the rent. The flat is heated with central heating (thermostatic controls on all radiators) which are heated communally from boilers that serve the building. This cost is billed by the building managers to the landlord based on their estimate for the financial year ahead. This is passed on to the tenant as an extra cost paid alongside rent monthly (with no mark up) - the current figure is £183 across the year '24-'25, and will be revised annually every February with reference to the service charge, thereby giving you certainty every 12 months from February.
