We're looking for someone to come and live in our house in Leyton while we're away between February 3rd and June 1st 2025. It is only available for that time, and we are looking for someone who will pay the rent for the entire period - although obviously if you were to stay here for less time than that, it's up to you.

It's a fully furnished home with absolutely everything you could need, and would suit someone who is in between places, looking to buy a bit of time to find somewhere you love, or looking to try out Leyton/Leytonstone for a few months before you potentially move here.


ABOUT THE HOUSE

The house is a newly built 4 bedroom house on Claude Road in Leyton - near Francis Road, designed by architect friends of ours. It has won or been shortlisted for various architectural awards including the RIBA House of the Year (top 20 houses in the UK) and the Stephen Lawrence Prize, and was featured on Grand Designs, so it could suit anyone who likes architecture or design.

Entrance is via a concealed gate on Claude Road, into a private entrance area / front garden.

The Ground Floor has: 

A large open plan kitchen, dining & living area. The kitchen has a brand new gas hob, fan oven, microwave, a dishwasher and a large fridge freezer.
A small hidden WC / powder room
A boot / coat room by the front door.
Sliding doors to a decked garden with a large garden sofa (under cover at the moment!).


The Lower Floor has:

The second bedroom (which would be yours). Please note this has more hanging and storage space now than in the photos. We'll try to update with new photos soon.
Family bathroom including walk-in shower and freestanding bath.
A utility room with sink, washing machine, tumble dryer and clothes storage.
A gym room / second study with a selection of yoga mats and gym equipment as well as a desk.
Bed 3 - a screening / reading room with a large TV connected to Apple TV (has Netflix, Amazon etc etc).
Bed 4 - a large study / office with desk, and a 27" monitor, webcam etc (would really suit anyone who needs to work from home).
An outside decked seating area with sliding doors that fully open, creating an inside / outside space between the study and screening room, for when the weather warms up.

The Top Floor of the house is our bedroom, bathroom and dressing room, and this would be closed up and off limits while we're away. This is not pictured, so everything you can see in the photos would be yours to use. Please note that the layout described here is not negotiable - so the only bedroom used as a bedroom would be yours, and the maximum number of tenants would be 2.


Other amenities include:

TP Link whole house mesh WiFI system. 
Ethernet ports in every room.
Wireless printer.
Sonos music system
Underfloor heating with zones, controllable by an app (you can adjust the heating of each room, and easily set schedules to on and off).
Clean, DEFRA approved woodburning stove. 
Philips Hue lighting that can be set to come on timers, again from an app.
Ring Video doorbell to answer the door remotely when you're not home.
Iron, ironing board etc etc.
We have a key to the Waltham Forest bike stores at all the local stations, which we're happy to lend you if it's useful.

We both work in the creative industries and mainly work from home, so the house has been designed to give you lots of privacy and space to work, even for two people.

It's on a quiet road and is a peaceful place to live. The next door neighbours David and Cristina are good friends of ours and lovely people. They know the house well - David actually built it - and will be on hand for any issues that we can't deal with via WhatsApp. We will be 6 hours behind UK time, and available during our day if you need anything.


SOME THINGS TO NOTE

The quoted rent includes all bills EXCEPT electricity and gas. These would be charged to you at the exact rate that we are charged them by the utility company. This is to give you control over how much you use, given the constantly changing price situation, and to avoid us having to price that in and overcharge you. 

To give an idea, we are currently paying about £250 a month for two of us to use and heat the entire house, and we are here all day every day.

We also ask that you pay our cleaner Vanessa to come every 2 weeks. She is very reliable, friendly and trustworthy. She costs £68 per visit. 

Parking on the street outside is restricted, so you would have to find somewhere nearby to park if you have a car.

The listing says we would not accept pets, and in principle this is true, although we might make an exception for an extremely well behaved dog with no interest in destroying stuff!

Although of course we welcome you having friends over for dinner, we wouldn't allow any parties in the house. When you see it hopefully you'll understand why.

Overall, as the house is our home and not a rental property, it's especially important to us to find someone who will enjoy and look after the house, so please don't be offended if we ask a bit about you etc prior to arranging any viewings!


ABOUT THE AREA

The house is 2 minutes walk from Francis Road, a small pedestrianised street with lots of local small businesses including Yard Arm & Marmelo Grocer/Cafe/Delicatessens, Edie Rose Florist, Phlox Books, Loop Restaurant, Pause Yoga Studio, Tamping Grounds coffee and Blue Tit hairdressers as well as a chemist, record shop and various grocery stores selling a good range of organic and healthy food if that's your thing.

In the other direction, about 5 minutes away is the Heathcote & Star pub, and Filly Brook bar & restaurant. There are several other good pubs within a short walk.

A decent sized Sainsbury's Local is a 5 minute walk, and 5 minutes away by car is the huge Tesco at Leytonstone.

Leytonstone tube (Central Line) is 10 minute walk away, and Leyton Midland Road overground station is 5 minutes walk.

For greenery, Hollow Ponds and Epping Forest are more like a 15 minute walk.
