  1. Tenants will be responsible for the bills. Examples/estimates: (1)Council tax for 2024/2025 is £1,425.00 (Band F). (2) Electricity - Octopus provider - 80-220 pmc, depending on the season; (3) TV license - 13.25 pmc; (4) Thames water - 26/pmc. Wifi will be provided by the landlord. If there are 3 independent (not a family) tenants, the house is considered a House in Multiple Occupation, and the Council tax will be issued in the name of a landlord. So the tenants will need to pay Council tax to reimburse the landlord, as ultimately they will be the ones using Council benefits (rubbish disposal, recycling, libraries, etc.)
  2. There is a requirement to use a professional cleaner twice a month. it takes 4 hours to clean the flat (without changing bed sheets) and it costs £72.00/4 hours, or 144 pmc. This will need to be paid directly to the landlord, who has an agreement with a cleaning company - Fantastic Services. This is done to ensure that the tenants do not skip on cleaning. The tenants will need to buy the cleaning detergents; vacuum cleaner and the rest of the cleaning equipment will be provided by the landlord. The long holidays, when no-one is using flat, can be excluded upon agreement. Cleaning times and dates will have to be agreed beforehand- they will be booked via a recurrent booking, so that the same professional comes if possible.
  3. No parties, loud music, etc is allowed. It is a residential area and the residents need to follow Westminster Council rules.
  4. No smoking/no pets. This is an absolute prohibition; if broken, the lease can be terminated and the tenant will be liable for a fine equaling to the loss of income, i.e. until the new tenant is found.
  5. The flat will be professionally deep-cleaned before the rent commences. The tenants are responsible for the end-of -tenancy clean to the same standards.
