3 Bed Flat, Park View House, NW1
Overview
Bedrooms: 3 | Bathrooms: 1 |
Max Tenants: 3 | Location: London |
Description
Welcome to this lovely apartment in Park View House (an Art Deco building previously called Cecil Rhodes House), at an amazing location in immediate vicinity of St Pancras and Kings Cross stations, several universities and parks, including hidden gem called Camley Street Nature Park - the only nature reserve in Central London.
The location offers all amenities for practical living within short walking distance and quick transport to anywhere in London via 5 underground lines as well as international links via Eurostar. Student friendly and close to several universities.
The building is within a safe, gated community and has a large elevator and staircase leading to the flat on the sixth floor. The flat is very private (no one can see into the flat through the windows) and there are only two flats on each floor.
The flat includes two balconies, two bedrooms and a living room currently converted into the third bedroom. All rooms enjoy very nice views and get all possible sun light. The living room is currently converted into the third bedroom, but could be furnished back to a living room based on tenants’ preference.
The flat is fully furnished, including all kitchen appliances (electric cooker, washer/dryer, fridge/freezer, dishwasher, microwave, toaster and kettle, and all kitchen utensils), 3 double beds with quality mattresses, and 3 working (office) chairs and desks. I (landlord) am happy to remove or provide any additional furniture (within reason) to tailor the flat to the tenants' needs. Also, I will provide all bedding (duvets, pillows, bed sheets and covers) and towels at the start of the tenancy, so new tenants can move in comfortably from day 1.
The flat is available from 15 September 2024 on a long-term lease of 12 months (with an option to extend).
Please note the rent does not include utilities. By far the most expensive utility cost is heating (£172 per month), which is communal and thus charged to the landlord through the building's service charge. For transparency sake, please note that I (landlord) will recharge this utility cost to the tenants through a separate charge. Other utilities (electricity, water, internet) are around £215 per month.
Two different video tours of the flat (both empty and tenanted) are available through the YouTube video (attached with the photos). These two video tours will give you a good understanding of the flat. (I can share more video tours of the flat through WhatsApp on demand.)
Most importantly: ALL TENANTS LIVING IN THE FLAT SO FAR HAVE BEEN HAPPY LIVING THERE. Not sure why is that, but there is clearly something positive in the apartment. I (landlord) am committed to maintaining this positive track record.
So, if you are interested in a quality accommodation with a reasonable landlord, please get in touch and please provide basic info about you and other tenants as well as the preferred viewing dates/times. Thanks for considering and have a great day!
