Description

"A lovingly renovated, 4 bedroom, Victorian Terrace minutes from charming Victoria Park and vibrant Hackney Wick"

Through the use of soft colours, beautiful tiles, lovely wooden floors and a spacious garden, this house has been transformed from a once dilapidated space to a warm, inviting and contemporary home. Benn Street is perfectly situated minutes from one of London's best green spaces, Victoria Park, as well as under 5 minutes walk from amazing restaurant's and bars in Hackney Wick. Providing the best of both nature and culture all on its doorstep. Homerton Station, Chatsworth Road and Well Street are all within walking distance and offer up easy access to Central London, independent boutiques and cult classics like the bakery, Jolene.

The google image was taken in 2022 before the house was finished. There is no scaffolding in place and the exterior windows have been painted and replaced.

The Tour

(Renovated in 2022 and lived in by one couple)

With brand new windows replaced throughout in Farrow & Ball's 'Railings', the house casts a striking image next to its neighbours. As you enter through the front door you're met with a beautiful warm wooden floor leading you toward the stairway, downstairs bathroom and living space. The downstairs bathroom is a petite space painted in Farrow and Ball's 'Setting Plaster' with a Lusso Stone sink. Under the stairs the brand new washing machine is discreetly tucked away with a cloakroom to the left and storage to the right. As you slide open the pocket door to the living room, the bay window floods the space with daytime sunshine casting enchanting shapes across the room and to the right there's space for a large dining table. As you move through to the kitchen, the flood of light continues through the large bifold doors and generous glass ceiling spreading across the minimalist aesthetic. Walls are painted in Farrow and Ball's 'Light Blue', the contemporary extractor hood is from the increasingly popular brand, Franke and all appliances are brand new including the dishwasher, oven, hob, fridge/freezer and boiler.

At the top of the stairs is the family bathroom. A warm and inviting space that conjures up thoughts of a relaxing evening bath to unwind from the day. Walls are painted in Farrow and Ball's 'Peignoir' and ink blue Zellica tiles frame the bath and vanity unit. On the same floor are two, generously sized, double rooms with a Sisal carpet.

Finally, on the 2nd floor, a single room with views over the properties own garden as well as well maintained neighbourly gardens, and a spacious master bedroom with en-suite. The Sisal carpet flows up the stairs and into the top floor giving the house a consistent and considered interior. The en-suite plays with colour to create a calming and sophisticated room, and the Velux window above the toilet brings so much light into the space. Here the owners used Farrow and Ball's 'Dimity' and 'Sulking Room Pink' for the walls. The shower unit, just like the family bathroom, is the Luxe Brushed Stainless Steal from Lusso Stone.

There is underfloor heating in the kitchen, 1st floor bathroom and en-suite. The Apollo radiators throughout, as well as all the sanitary ware, is brand new. As are all the white goods and appliances in the kitchen and laundry area. This property has been lovingly restored to the highest finish.

Outdoor Space

Accessed via the beautiful bi-fold doors in the kitchen, the garden rolls seamlessly out in front of you with a patio that matches the kitchen floor. Combined with the grey/green kitchen colour, the two areas feel harmonious providing that indoor/outdoor feeling. Above the patio is an easy to maintain high quality astro lawn and bushy flower bed that spans the width of the whole garden. Just like the house interior, the garden is considered and contemporary providing a joyful space to enjoy the afternoon and early evening sun.

The Area

Benn street's charm is not understood on first visit. Set back from Wick Road, one may interpret it as an area with too much bustle however, this misrepresents the actual experience of residing here. Some residents have lived on this street for over 40 years whilst others are new to it, regardless, they are a beautiful and welcoming community who look out for each other and for their street. In the summer, blossoming trees line the road and as the sun sets orange light engulfs the properties.

At the end of the road, local businesses meet most needs. Riaz, the owner of the dry cleaner, will always give you a good price and help you out with every stain emergency. The boys at the pizza shop cook up a delicious meal and if you need to move some soil from a lorry, they'll be right there to help. As for the family that run the corner shop, they'll let you walk away with a pint of milk even when you've forgotten your card - they know you'll be back later to pay. In a city that can often feel quite lonely or individualistic, Benn Street has a community of diverse people that make you feel at home.

Beyond Benn Street itself, the access and amenities on its doorstep are plentiful. Homerton station is under 5 minutes away and you can be in Oxford Street within 25 minutes. Stratford station is a 10 minute bike ride and gives you access to the Central line, Elizabeth Line, Jubilee Line, Eastern Railway and Stratford International. You can be at the coast in Essex or Kent within 1 hour. Both Sainsbury's and Tesco are within a 10-15 minute walk, and if local and organic is more your thing, you can access Village Organic in Victoria Park within a 12 minute walk. There's a doctors surgery and a hospital along the road that runs parallel to Benn Street and if you want to avoid both of those, a lap around Victoria Park is exactly 5K. In Hackney Wick you have access to a CrossFit gym, a female only strength and conditioning studio, a pilates studio and a number of run clubs. There are pottery studio's, framing shops, beauty salons and arguably the best facials in London at Skin and Sanctuary - all under a 10 minute walk. This unassuming street is perfectly situated in the epicentre of all your needs. Come and get to know the area before making a final judgement.

This house, and this street, is perfect for a family or group of friends that want to take advantage of all London has to offer whilst also being close to nature and embedded into a welcoming community. Despite being a Victorian property, the full renovation means the house will be easy to maintain and well insulated which will keep the rising bills low. It's a rare gem and will be quickly snapped up.

Bills

Bills are not included but the owner has optimised the property to make it as energy efficient as possible:

- Smart Meter installed providing better control over electricity and gas use (with the option to install a Nest)
- Insulation, a sub floor and floor boards throughout the downstairs mean there is no draft or heat escaping
- Brand new insulation in the loft means minimal heat escaping through the top of the property
- Brand new double glazed windows in every room and new bi-folds in the kitchen keeps heat in
