Room in a Shared Flat, St. Johns Court, NW3

I am looking for a replacement tenant to take over from my flatmate. The room is free ASAP (pending referencing) and the contact is due to end in early August 2024, with a possibility of extension.

The flat & room:
> Double bedroom with a double bed, one double wardrobe and plenty of under bed storage in a secure private apartment building (3rd floor flat) - £1250 per month (which includes unlimited heating!) 🛏️
> Bills (wifi, electricity, water and council tax) come to £140 each per month with heating included in the rent 🧾
> Amazing location - 15 second (yes!) walk from Finchley Road station (Jubilee & Metropolitan lines) only 10 mins away from Bond Street! There are also plenty of buses that stop directly in front of the building. 10 minute walk from the Overground (Finchley & Frognal/West Hampstead) and Thameslink (West Hampstead) too. 🚂
> One bathroom (shared between us) with a shower and bathtub 🛁
> The flat comes with a dishwasher, washer-dryer and a large cupboard perfect for suitcases and storage! I also have a large TV with Amazon Prime and Netflix in the living room 📺
> Large balcony with furniture to enjoy those warm summer nights
> Surrounding amenities: the flat is directly above a big Waitrose, opposite Pret and <5 minutes to Virgin Active or PureGym. Also nearby is a cinema, Sainsbury's and Aldi.

You would be sharing with me, a 26 year old doctor. I am outgoing, tidy and respectful. As I'm mostly teaching for Imperial this year, I work from home around 2 days per week and don't tend to have any night shifts etc. I am a pescatarian, adore dogs, addicted to spin and love seeing friends 🐶🚴🏽♀️

Looking for a working girl (aged 26+) who wants a friend as a flatmate but also has her own social circle in London and so, would be open to mixing with my friends and vice versa!
