There is a Double Room at Westbourne Terrace W2 which is available 1st September and a new tenancy should start from 1st September.  FOR ONE PERSON ONLY. Near to PADDINGTON and LANCASTER GATE TUBE.  The rent is £1,100pcm (£253p/w)  INCLUDING all utility bills and council tax. ie including Council Tax, hot water and water, central heating, gas and electric. Internet is also included. The room is in a huge duplex apartment over 2 floors (1st and 2nd). There is lots of communal space ie Large kitchen/reception room and a lounge room. Balcony in the reception area. There are six bedrooms and three bathrooms in this duplex apartment. Also utility room with washing machine and dryer. All rooms have own security locks. Short walk to park. Double Bed is supplied.  
This tenancy will be for a minimum 6 month let and one month deposit and one month in advance is required.  Proof of income for the room should be approximately double the rent or more (ie approximately £2,200 pcm + ). Also required for proof of income is a letter from employer to confirm position and salary or three months pay slips. If employment has just started, then 'contract of employment '. Students without proof of income of £2,200pcm + would require a guarantor from UK property owner and six months rent in advance. If student unable to provide a UK property owner guarantor then payment in advance for the whole college term will be considered ie 9 or 12 months in advance. If self employed certified accounts required or six months rent in advance plus also a guarantor from a UK property owner. 
Because of proof of income issues, verification of applicants affordability is required before a viewing can be arranged. ie what is your OCCUPATION and MONTHLY PROVEN INCOME. Do you have payslips to show this or if you have just started work a contract of employment (both of these are not required yet, just information on JOB and SALARY and confirmation in principle at the moment that can be supplied if you want to take). Also are you employed or self employed or a student. When confirmation of above is received in principle a viewing can be arranged. No HOLDING DEPOSIT is paid until the property has been viewed, proof of income has been received and approved, and a draft tenancy agreement has subsequently been issued. NO AGENTS OR COMPANIES. NO LET TO LET (ie subletting)
