1.     Before the tenancy starts

Holding Deposit: 1 week’s rent – payable upon acceptance of the offer by the landlord.

Alternatively, a non-refundable deposit in the amount of £150.00 may be requested to remove the property from the market pending approval by the landlord and subject to background checks etc.Should both parties proceed to signing the tenancy agreement the deposit will be counted towards the costs of the initial month i.e., one month’s rent plus full deposit amount.

 

2.     Tenant Fees post 1st June 2019

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.

 

A prospective tenant is invoiced prior to the start of the tenancy (move-in date) at least two weeks in advance.

 

3.     Background and solvency check

A prospective tenant(s) will be requested to provide their details, letters of recommendation from the previous landlords etc.

 

In order to comply with the Proceeds of Crime Act 2002 and the Money Laundering Regulations 2007 the Agency requires you to provide us with one proof of identity and one proof of residence, which can be selected from the list below. You should either send us original documents for copying and returning to you, alternatively provide us with the originals. We apologise but we will not be able to accept printouts of online bank statements or utility bills.

4.     Bank statements (for the prospective tenants and guarantors)

 

Please enclose recent 3 month’s copy of your bank statements.

 

5.     Deposit and Rent payment

The deposit is in the amount of one month’s rent (up to 5 weeks) plus one month’s rent in advance. Please note, the amount of the holding deposit counts towards the full deposit amount.

 

At the end of the tenancy the deposit will be returned to the tenant in accordance with the terms of the AST.

 

6.     During the tenancy

Payment of interest for the late payment of rent subject to individual AST terms.

 

7.     Local taxes and utilities - during the tenancy if permitted and applicable:

• Utilities – gas, electricity, water and sewerage

• Communications – telephone and broadband

• Installation of cable/satellite

• Subscription to cable/satellite supplier

• Television licence

• Council Tax

• Other permitted payments

 

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

 

8.     Tenant Protection

The Agency is a member of ICO and PRS redress scheme.
