The owner has just commissioned a new (£5,500) double glazed window of more authentic proportions for it (due for installation in circa June 2025). This room is available circa 01-March-2025 but arrangements for a sooner moving in date could be made.
Each room is in a shared house built 1805 of 440 square metres internal floor area set in peaceful and secluded grounds within the dale (with 160 metres of river frontage) beside the beautiful village of Long Melford and is available to singles or couples.
The property benefits from off street parking, gas central heating, a fruitful apple and pear orchard and raspberry plants at the back of the house.
The £880 per month "commodore's cabin" first floor double room (all bills included) is on the first floor and is also available. The en suite bathroom has a bath not a shower. 40 metres square the two. The room overlooks the river Stour to the north as it flows directly toward the house, slightly to the side of the room's north north east facing window. It is lit from two sides and is not un-beautiful. This room is available from 26-Dec-24.
The Port Nacelle is £750 per month (all bills included).

Breaking the bills down (for your information) and amortising between a putative six inhabitants the council tax comes to £70 per month, the water bill £8 per month, the power bill circa £129 per month, £8 for the (optical fibre) internet and £35 for gardening, being £250 per lodger for all the bills. This breakdown is simply for comparison with landlords who charge bills separately. The rent does include all the bills.
The property is peradventure shared with a forty something website designing gentleman entrepreneur who performs gymnastics in the (waterless) swimming pool (gym), a sixty something gentleman online games (Bull Run also known as Manassas Junction 1861 - the first advertisement is booked for January 2025), and hopefully, Time Machine inventor-landlord (M.A. Cantab), a fifty something Kiwi (Orthodox) Reverend Doctor software-engineer-priest-lawyer (who is actually resident in the Old Garage) but is often to be found, in the atrium, thrashing the landlord at a game of Korea, the fifty something, cellist and music editor, a thirty something performer-casual worker of private means and his forty something bookkeeping girl-friend (who is moving in 22-Feb-25), and two twenty something scholars, including a statistician, who are a couple, and, from time to time, particular friends of the aforementioned seven (the landlord being, naturally, friendless!) without whom the collective would be incomplete. For your information board gamers (depending on the game, so not go, scrabble, monopoly, cludo or chess!!) would not, by a significant minority of the inhabitants, be frowned on and nor would piano players, libertarians (very approved of), physicists in need of a transluminal-travel project, history graduates, singers or apostles of the free market. Degree holders are preferred (though barely a plurality). As for those who think the world is going to Hades in a hand basket, who are more worried about global warming and overpopulation than the coming ice age and underpopulation, who would wisely decline to lay down their life for private property rights being extended to the asteroid belt and Mars or who simply like to party they would be more than welcome to put their case to a sceptical audience (which might include a majority of sympathisers).
