We are happy to provide basic furniture but will only buy furniture once we have agreed the let in case someone wishes to bring furniture 
The property comprises a large living room with a recently refurbished kitchen with oven dishwasher and fridge , a  refurbished bathroom with sink toilet and large walk in shower 
There are two large bedrooms ( one very large )  and a large landing space .
The space is at the top of a family house and access is gained via the family house so we need someone who is thoughtful and considerate and the let would not suit noisy or party loving people 
There is shared use of a large well maintained garden ,storage for bikes and other similar items in a large  cellar and use of a washing machine also in the cellar 
The price includes all bills assuming moderate use of heating ( we would have to review that if someone was working from home ) It does not include broadband or insurance for personal items 
The flat is close to bus routes and 10 mins walk to the tram .
The flat is not suitable for dogs but we are happy to have an unfussy cat
