This is an excellent property for dog owners, with a wealth of lovely Dartmoor woodland, river, and moor walks from the door or within a five to twenty minute drive. There is a porch for shoes, coats, and muddy dogs.

The rent includes water and sewerage. Electricity is not included. Council tax is not included. There is no gas at the property. There is underfloor heating downstairs in the kitchen-diner and sitting room, and radiators powered by the electric boiler in all bedrooms upstairs. There is also a log burner in the sitting room and efficient electric storage heater in the kitchen. White goods will come with the property (including the Smeg fridge freezer). Contract is 24 months.

Surrounding area and walks

Being located within Dartmoor National Park, the property has direct access to woodland walks and the off-road cycle trail through the Wray Valley. There is a circular 45-60 min walk in an ancient woodland that runs along the Wray Valley accessible by foot from the property. The Lustleigh to Moretonhampstead cycle trail can be joined directly over the road. There is a shed to store your bikes/surf boards. Lustliegh and Moretonhampstead offer a range of country pubs, shops, and local cafes, including the popular cycle cafes of Moretonhampstead which is the end of the Wray Valley Trail.

Well trained dogs are welcome, sorry no cats or other pets.

The property has two parking spaces, one large space right beside the property and one small space within the boundary of the property, in a gravelled area at the front.
