This accommodation provides a great permanent or temporary home or holiday home by the sea or comfortable home from home work base in the area. .
The landlord is providing accommodations for the more mature residents, ideally being over 40 years old to share the impressive Wishing Well House. The vision the landlord has is to encourage the creation of a micro group of well suited tenants to live in a happy content environment but have their own private space.
The Wishing Well has been designed and built by the landlord to a high standard and meets the current fire regulations with a modern maintained fire alarm system.
This accommodation has the benefit of a small private outside fenced patio area with a useful shed large enough for your bike(s) etc, and for the tenant of room(s) 1 sole use.
The south facing sitting room which is 3.95m X 2.75m and a en-suited bedroom 3.95m X 2.75m which provides a comfortable private space for up to a maximum of two people. The other two rooms are a link room 2.1m X 1.65m which is positioned between the bedroom and sitting room is a useful area with fitted cupboards and a sink & drainer. The final private room is a shower room which also has a WC and hand basin with cupboard unit under and is 1.75m X 1.65m.
The room(s) are furnished however No portable electrical appliances or items will be provided by the landlord to stop the need for the landlord to PAT test the items each within the accommodation each year. The landlord can supply to purchase, tested second hand electrical items such as TVs & brackets fridges and freezers microwaves lamps etc and will repurchase at the end of the tenancy if still in good condition and at a negotiated agreed price.
The Shared kitchen available 24/7 is of a good size approximately 4.5m x 3.8m accessed directly from the outside conservatory area which is also shared and provides a great outside covered space. The kitchen has allocated cupboard space to each room with door locks in addition to all the shared kitchen area, cupboards, freezer & fridge space, dishwasher, washing machine, electric cooker and many other normal kitchen items.
During the tenancy any type of sub-letting or renting on Airbnb is strictly not allowed.
There are no additional bills charged however each Tenancy will be required to purchase their own TV Licence.
A tenant is allowed a single pet in room 1 & 2 ie the ground floor accommodations if it is a single cat or a single dog of small/medium size only and an additional damage deposit will be required. Dogs are strictly not allowed in the shared kitchen or garden area at any time.
There is no designated off road on drive parking however there are 3no spaces available on a 1st come basis and only a single car per accommodation allowed on the driveway at a time, however there is ample on road parking with no parking restrictions or charges and the area is quiet and peaceful and only a 3 minute stroll to the beach.
As this is a shared property the landlord is undertaking a robust checking process when agreeing a new tenancy for the security of ALL present and future tenants living at the Wishing Well. These checks will include a detailed Open rent check and a standard DBS report both at no charge to the tenant and a personal reference.
An inventory and condition report will be produced by the landlord at no cost to the tenant and will be required to be signed before commencement of a tenancy.
