It is located on the Western edge of the delightful village of Peasenhall, 5 minutes drive from the train station at  Darsham (Liverpool Street in 2 hours) and convenient for Yoxford, Framlingham, Saxmundham, all the coastal hotspots, and a wide variety of excellent pubs, restaurants, gardens, villages, castles, walks, cycle routes, market towns and festivals. Blackie is an utterly beguiling cottage, majoring on period 16th century features - beams everywhere, lime plastered walls, Suffolk casements, wide oak boards - all immaculately and painstakingly restored and updated to provide every modern convenience. Furnishings are stylish, the walls are painted in a palette of Farrow and Ball whites, floors are original wide oak boards or chocolate brown coir, cosiness comes via a dual fuel stove and Economy 18 electricity.

The L shaped sitting room with stove  and log cupboard is entered via a porch with space for boots and coats. A separate study is a perfect work space with view to the comings and goings of the village. Next comes an eat-in kitchen running the full length of the cottage, with double oven and hob, dishwasher, 1.5 sinks, fridge/freezer, washing machine and tumble dryer. The back door leads to the garden and outdoor eating space. There is plenty of cupboard space and an original brick floored larder offering useful food and wine storage. The original winding staircase leads to a wide landing and 2 double bedrooms, one with walk in wardrobe (the old gun room), and a beamed bathroom with electric shower over the bath and convenient wine/Scotch/beer glass shelf alongside.

There is a private South facing garden and patio to the rear, and lovely views of the church.. Off street parking for one car, extra street parking close by. Fast broadband connection. Fortnightly cleaning, gardening, window cleaning and TV licence included. Pets not allowed I’m afraid, and the stairs mean the cottage is unlikely to be suitable for the infirm or small children.
