(both 5 minutes walk away).  Double bed with drawers, bedside cabinet and wardrobe with mirror will be supplied. Also table and two chairs. Blinds will be fitted for the window. New security lock is fitted on the room doors.

These double rooms are very near to  large public gardens at St Georges Square Gardens SW1V (see photos in the ad) Parking with residents parking permit from City of Westminster.  

These double rooms will be for a minimum 6 month let and one month deposit and one month in advance is required. Also required is proof of income ie letter from employer to confirm position and salary or three months pay slips. If just started work then a contract of employment. Proof of income should be approximately double the rent ie (£1,800 to £2,500 + NET income per month min is ok depending on which room is taken) - net income is after tax and insurance etc has been deducted). Students without proof of income would require a guarantor from a UK property owner and six months rent in advance. If a student and no UK property owner guarantor, payment in advance of 9 to 12 months will be considered. Also which university/college are you at and which course.  If self employed certified/audited accounts required or six months rent in advance plus also a guarantor from a UK property owner.

Viewing must be in person by the applicant. Virtual and video viewings are not possible.

** Because of proof of income issues, confirmation of applicants affordability is required before a viewing can be arranged. ie what is your OCCUPATION and MONTHLY PROVEN INCOME.
