OK well the first thing to take into account is we reference all lodgers via open rent both for yours and benefit and well being.
There are two double rooms available in this gorgeous house in April.
Both rooms are very large and tastefully decorated with Smart tvs and WiFi and gas central heating throughout.
In the kitchen there's a range cooker, an American fridge freezer, two washing machines, a dryer, microwave and smart TV
In the lodgers lounge and the conservatory comfortable new three pieces suites and large screen smart tvs..
Downstairs and upstairs loo's and a four piece bathroom.
Parking available if you register with the council, it does have a small charge for a permit.
Outside large sunny (when it's out) rear artificial lawned garden with large shed (free storage at your own liability in the shed or large loft while you are a lodger)
Bills, two thirds are included in the rent as advertised but a third share of utilities please as there are three people
The house is on the market but it's a slow market and we will guarantee at least 6 months accommodation and will be buying another house anyway so, if you want to, you could continue to lodge at the new house.
Unfortunately, no dogs because of insurance issues.. Because of HMO rules, no couples. The rooms are not suitable for shift workers because of noise issues so if you are a carer probably not for you. Students are welcome but you would need a guarantor and several months rent in advance as would anyone with a previous credit issue.
There is an affordability check unfortunately so, having checked with both the council and the dwp, they will not cover this level of rent.
Please properly read the above and only apply if you feel you are able to pass the open rent check as its a horrible feeling all round to get hopes up then we have to turn around and say unfortunately you haven't passed.. Most issues are able to be got around by rent in advance(for the whole term though) with a guarantor, however this will be changing at some point due to the new laws coming in.
