The property, in Barnsdale Road (RG2 area), is a mature 3 bed (more accurately 2 large bedrooms plus nursery/box-room/office) semi-detached house, in good clean decorative condition throughout. It is in a desirable location being 10 minutes walking distance of the University main campus, bus stops into and out of town, and local shopping facilities, take aways and very nice pub. It has a large garden and is a lovely home for a family being situated in a quiet residential road with an extensive garden. The property is fully central heated (a new boiler was fitted around 7 months ago), double glazed and insulated, and also has a gas fire in the front lounge. The property was reroofed last year. It has a front garden with off-road parking large enough for two vehicles (there are no parking restrictions outside the property). It has a very private large back garden with a small shed, and a large covered area which can be used for clothes drying, bike storage. etc. There is one reception room, hallway and kitchen downstairs, with a small hallway to the rear garden. Upstairs are two double sized bedrooms and a small nursery/box room (big enough to get a single bed in) and a toilet bathroom (bath with shower).


The lounge/ reception room is roughly 12' x 11' and has a 3 piece suite (incorrect - it has a 2 x 2 seater sofa - as per photo in ad)  and coffee table and is fully carpeted. There is a small gas fire in this room.

The bathroom/toilet has a bath with an electric shower.

There is a front garden with mature hedging on two sides which provides some privacy from the road. The rear garden is extensive. As the gardens are very large the rent includes costs of periodic visits by a gardener.  If the tenant agrees to attend to to the upkeep of the garden personally (a lawn mower and other tools are provided) this cost will be deducted. Previous tenants maintained a small vegetable plot which new tenants are welcome to pick up again. There is a decking area in the rear garden.
